Real estate in Menifee is newer, on the whole, than in most of the cities around it. Much of the city was built in the past few decades, and builders are still adding neighborhoods. Alongside the new homes are established master-planned communities, one of Southern California’s original 55+ communities and rural lots at the edges. Aimee Ghafouri of 951 Properties grew up in Murrieta, the next city south, and works with buyers, sellers and investors in Menifee. Call (951) 331-8453 to get started.

Getting Oriented in Menifee
Menifee is a city in southwest Riverside County along Interstate 215, between Perris to the north and Murrieta to the south. It became a city in 2008, bringing together the communities of Sun City, Quail Valley, Menifee and part of Romoland. The main east-west roads are McCall Boulevard, Newport Road and Scott Road. Newport Road continues west as Railroad Canyon Road through Canyon Lake to Interstate 15, and east as Domenigoni Parkway toward Winchester and Hemet. Depending on the address, public schools belong to the Menifee Union School District or the Romoland School District for the lower grades and the Perris Union High School District for high school.
Three Parts of the Menifee Market
People who look up real estate Menifee CA are usually after one of three things.
New homes in Menifee
Search results for new homes Menifee point to communities across the city, from large planned developments to smaller tracts. Buying from a builder is different from buying a resale. The sales staff represents the builder, the contract is the builder’s own, and the advertised price is the starting point before lot premiums, options and upgrades. You can have your own agent, and most builders want that agent registered on your first visit. Ask what is included, what the estimated tax bill will be once the home is assessed, and what stays unfinished at closing.
Master-planned communities
Much of Menifee real estate sits inside planned communities with shared amenities and an association. Three names come up often:
- Audie Murphy Ranch, on the west side of the city, with parks, pools and trails among rolling hills.
- Menifee Lakes, east of the freeway, built around small lakes and a golf course.
- Heritage Lake, in the northeast part of the city, laid out around a lake with shared recreation facilities.
Resale Menifee homes for sale in these communities compete with one another and with new construction nearby, so the details of the specific lot and the monthly costs matter.
Sun City and other 55+ communities
Sun City, around McCall Boulevard, began in the 1960s as an age-restricted community and remains one. Sun City 55+ homes are mostly single-story houses and attached homes on streets close to community recreation facilities. Menifee also has several newer gated 55+ communities, each with its own association and amenities. Age-restricted communities have occupancy rules written into their governing documents. Read them, and ask the association how they apply, before you make an offer.
Rural Lots and Acreage
Not all of Menifee is tract housing. Toward the edges of the city there are houses on larger rural lots, some with room for animals, shops or RV parking. On these, confirm the zoning, whether the home is on sewer or septic, and whether water comes from a district or a private well.

Costs to Compare Before You Offer
- Mello-Roos and assessments. Many of Menifee’s newer neighborhoods are in community facilities districts. Two similar houses in different tracts can have different tax bills. Get the actual bill, or the builder’s written estimate.
- HOA dues. Find out what the association maintains and whether there is more than one association.
- Solar. Many newer homes have solar panels. Ask whether the system is owned, leased or under a power purchase agreement, and what the buyer has to assume.
- Builder incentives. Credits are often tied to the builder’s preferred lender. Compare the full loan terms with at least one outside lender.
- Insurance. Homes next to open hillsides may be in a mapped fire hazard zone. Get quotes during your contingency period, not after.
- Flood zones. Parts of the valley floor drain toward Salt Creek and other channels. The natural hazard disclosure report shows whether a lot is in a flood zone.
- The drive. Interstate 215 is the main route north toward Riverside and south to Murrieta, where it joins Interstate 15. Newport Road and Scott Road carry heavy traffic at peak hours.
Selling a Home in Menifee
For many owners, selling a home in Menifee means selling against model homes. Buyers can walk into a sales office down the road and see a new house with incentives attached. A resale listing answers that with what a new home lacks: a finished yard, window coverings, a known tax bill and a faster move-in. Pricing has to account for the builders’ current offers as well as recent resales. Aimee brings more than 15 years of sales and marketing experience to preparing and presenting a listing, and she keeps you informed at each step.
