La Verne Real Estate & Homes for Sale

La Verne runs from a compact college-town center on the valley floor up into the foothills of the San Gabriel Mountains, and the housing changes with the elevation. Below is a practical look at La Verne real estate: where the neighborhoods are, what kinds of homes come up for sale, and what to verify before you commit. Aimee Ghafouri of 951 Properties is available by call or text at (951) 331-8453.

From Lordsburg to La Verne

The town was founded in the 1880s as Lordsburg, during the Southern California railway land boom, and took the name La Verne in the early twentieth century. For decades it was a citrus-growing community, and the University of La Verne, in the center of town, traces its roots to those early years. The city is incorporated and sits at the eastern end of the San Gabriel Valley, where it meets the Pomona Valley.

Location and Layout

San Dimas is to the west, Claremont to the east and Pomona to the south. To the north the city backs onto the Angeles National Forest. Interstate 210 crosses the middle of La Verne, and Foothill Boulevard (historic Route 66) runs parallel a little to the south. Brackett Field, a county general aviation airport, and the Fairplex fairgrounds in Pomona lie along the southern edge. Metro’s A Line light rail was extended east through La Verne, with a station near the university and Fairplex; check Metro for current service details.

Neighborhoods and Homes for Sale in La Verne

La Verne homes for sale fall into a few distinct settings:

  • Old Town La Verne: the original grid around D Street and Bonita Avenue, next to the university. Expect Craftsman bungalows, a few Victorian-era houses and early twentieth century cottages, mixed with shops and restaurants.
  • Mid-city tracts: ranch-style houses from the 1950s through the 1970s between Old Town and the freeway, built as the citrus groves were subdivided.
  • North La Verne: newer and larger homes above Base Line Road, climbing toward the foothills, including La Verne Heights and gated enclaves. Many have valley or mountain views.
  • Marshall Canyon and Live Oak: the upper edge of the city near Marshall Canyon Golf Course and the county regional park, with custom homes, some on larger lots.
  • Manufactured-home communities: La Verne has a notable number of mobile home parks, several of them designated 55+.
  • Condos and townhomes: scattered complexes near Foothill Boulevard and the 210.

Foothill Homes: Fire Zones, Slopes and Wildlife

The northern part of the city borders open hillside and forest. For houses for sale in La Verne above Base Line Road, add these steps:

  1. Check the address against the current state and local fire hazard severity zone maps, and ask the city about defensible-space requirements.
  2. Get a homeowners insurance quote before you write an offer. Availability varies by street.
  3. On sloped lots, have drainage, retaining walls and any graded pads inspected, and read the geology section of the natural hazard disclosure.
  4. Ask about homeowners association rules and dues in gated or planned tracts, and read the reserve study.
  5. If you want horses, confirm with the city planning department whether the parcel’s zoning allows them. Do not assume from a neighbor’s corral.

Old Town and Older Houses

Homes near the center of town can be a century old. Inspections should look at foundations, knob-and-tube or other early wiring, galvanized plumbing, sewer laterals and unreinforced chimneys. The city has historic preservation provisions that may affect exterior changes to older buildings, so ask the planning department what applies before planning a remodel. Being close to the university also means street parking and rental activity vary block by block.

Buying in a 55+ or Manufactured-Home Park

Manufactured homes in a park are a different kind of purchase. Usually you own the home and rent the space, the park must approve the buyer, and financing differs from a standard mortgage. Ask for the park rules and the space lease, find out whether the city’s mobile home rent rules cover the park, and confirm the age requirements in writing. A few communities are resident-owned, which changes what you are buying.

Schools and Services

La Verne shares the Bonita Unified School District with San Dimas. The city runs its own police and fire departments, and water service is provided by the city. Verify school assignments and utility providers for any specific address.

Selling a Home in La Verne

Selling a home in La Verne calls for different preparation depending on where it stands. A foothill seller should have insurance history, brush-clearance records and HOA documents ready. An Old Town seller benefits from a pre-listing sewer and foundation inspection and a clear record of permitted work. In every case, price against recent sales in the same part of the city, since Old Town, the mid-city tracts and the north end are not interchangeable.
