Ontario Real Estate & Homes for Sale

Ontario is really three housing markets inside one city limit: a historic core laid out in the 1880s along Euclid Avenue, a broad belt of post-war and later tracts, and Ontario Ranch, the new master-planned area rising on former dairy land in the south. Aimee Ghafouri of 951 Properties helps buyers and sellers sort out which one fits. Call or text (951) 331-8453.

Ontario Real Estate, North to South

The historic core

The original townsite runs along Euclid Avenue, a wide boulevard with a planted, tree-lined center parkway that is listed on the National Register of Historic Places. The streets on either side hold Craftsman bungalows, Spanish Revival and period revival houses, and early ranch homes. The city has designated several historic districts, Armsley Square among the best known.

The middle of the city

Between the 10 and the 60 freeways and around Ontario International Airport, the housing is mostly single-story tract homes from the decades after the Second World War, along with apartments, condominiums and townhomes. Creekside, in the southern part of this belt, is a planned neighborhood with small lakes, greenbelts and an association.

Ontario Ranch

South of Riverside Drive, the former agricultural preserve is being developed as Ontario Ranch. It is a collection of builder neighborhoods with detached homes, cluster homes, townhomes and condominiums, new parks and new retail. Building continues, so resale homes and new construction compete side by side.

Location and Freeways

Ontario is an incorporated city in the western San Bernardino Valley. Interstate 10 crosses the north side, State Route 60 the south, and Interstate 15 runs along the east edge, where Ontario Mills and the arena district are located. The airport occupies the center-east of the city. Upland is to the north, Rancho Cucamonga to the northeast, Montclair and Chino to the west and southwest, Fontana to the east, and Eastvale to the south across the Riverside County line. Metrolink trains on the Riverside Line stop at the Ontario East station.

Before You Buy: Ontario Homes for Sale Checklist

  • Special taxes in Ontario Ranch. New neighborhoods are in community facilities districts (Mello-Roos), and most have one or more association dues as well. Get the actual tax bill and HOA statements for the address and give them to your lender early.
  • Builder contracts. A builder’s sales office represents the builder. You are entitled to your own agent on a new-construction purchase, and it normally needs to be arranged on or before your first visit.
  • Historic district rules. Exterior changes to a home in a designated district or on the city’s historic list may need design review. Some owners of historic properties use Mills Act contracts. Ask the city planning department what applies to the parcel.
  • Older-home inspections. In pre-war houses, look closely at foundations, wiring, plumbing, sewer laterals, chimneys and any work done without permits.
  • Airport and rail. Flight paths run east and west from the airport, and freight rail lines cross the city. Homes in the airport influence area carry a disclosure. Visit at several times of day.
  • Trucks and warehouses. Ontario is a major logistics center. Check what is built, approved or planned near a home, particularly on the east side and in the south, by asking the city planning department.

Condos, Townhomes and Investment Property

Attached housing is a meaningful share of what is for sale in Ontario, both in older complexes and in new Ontario Ranch product. For any condominium, review the association budget, reserves, insurance, litigation status and rental rules, and ask your lender whether the project meets its requirements. Investors should also confirm current city and state rules for rentals and accessory dwelling units before running numbers.

Selling a Home in Ontario

The right strategy depends on which Ontario the house belongs to. A character home near Euclid Avenue sells on original detail, documented upgrades and its lack of special taxes. A mid-century tract house sells on condition, lot and permitted improvements. A newer Ontario Ranch home has to be positioned against builders who can offer incentives a block away. Aimee draws on more than 15 years in sales and marketing to prepare, price and present each type accordingly.

Schools and City Services

More than one school district serves Ontario, and the district for a home in the historic core is not necessarily the district for a home in Ontario Ranch. Confirm school assignments for the exact address with the districts themselves. The city provides water and sewer service to most addresses.

Frequently Asked Questions

What is Ontario Ranch?

Ontario Ranch is the master-planned area in the southern part of the City of Ontario, built on land that was once dairies and farms. It consists of many builder neighborhoods with new parks and retail, and it is still under construction.

Do Ontario Ranch homes have Mello-Roos and HOA dues?

Yes, new neighborhoods there are within community facilities districts and generally have association dues too. The amounts differ by tract, so review the tax bill and HOA documents for the specific home.

Are there historic homes in Ontario?

Yes. The older streets around Euclid Avenue include Craftsman, Spanish Revival and other period homes, and the city has designated historic districts. Exterior changes in those districts may require city review.

How close are homes to Ontario International Airport?

The airport is inside the city, so some neighborhoods are under or beside its flight paths. Sellers disclose when a home is in the airport influence area, and buyers should visit at different hours to judge noise.
