Montclair Real Estate & Homes for Sale

Montclair is one of the smallest cities in San Bernardino County by area, a compact grid pressed against the Los Angeles County line with Interstate 10 running through its middle. Because it is small and almost fully built out, Montclair real estate is largely a resale market of post-war houses, condominiums and townhomes, with new construction limited to infill sites. Aimee Ghafouri of 951 Properties is a Temecula-based real estate agent, licensed statewide, who represents buyers, sellers and investors. Call or text (951) 331-8453.

Montclair on the Map

Montclair is an incorporated city at the western edge of the Inland Empire. Pomona and Claremont are immediately west across the county line, Upland is to the north and east, Ontario to the east and Chino to the south. The city incorporated in the 1950s under the name Monte Vista and adopted the Montclair name shortly afterwards.

Interstate 10 splits the city into a northern section anchored by the regional shopping center now called Montclair Place and a southern section that is mainly residential with commercial strips along Holt Boulevard and Mission Boulevard. South of the city limits are unincorporated county pockets that carry Montclair addresses but answer to San Bernardino County for zoning and permits.

What Kinds of Homes Are Here

  • Post-war ranch homes. The dominant house type: single-story, built mostly in the 1950s and 1960s on regular suburban lots, often with a detached or attached two-car garage.
  • Condos and townhomes. Several complexes from the 1970s onward, plus newer attached housing in the north end near the shopping and transit area.
  • Infill and newer subdivisions. Small gated enclaves and replacement projects on former commercial or institutional sites.
  • Larger lots on the south side. Some southern streets and the adjoining county pockets have deeper parcels left over from the area’s citrus and farming past.
  • Manufactured home parks. A few parks operate in the city, where the home is owned and the space is rented.

Transit and the North End

The Montclair Transcenter, north of the freeway, is a stop on the Metrolink San Bernardino Line and a hub for regional bus routes. The city has adopted planning documents that allow denser housing and mixed use around the station and the mall, which is why most recent construction in Montclair is attached housing in that area. An extension of the Los Angeles Metro A Line toward Montclair has been planned for years. Its funding and schedule have shifted repeatedly, so check the current project status before treating it as a factor in a purchase.

Inspecting a Mid-Century Montclair House

Homes of this age are usually well built, but the same items come up again and again:

  • Original galvanized or cast-iron plumbing and older sewer laterals. A camera inspection of the sewer line is inexpensive compared with a repair.
  • Electrical panels and ungrounded outlets that predate modern loads.
  • Slab or raised foundations that should be checked for settlement and drainage.
  • Garage conversions, room additions and patio enclosures that may or may not have permits on file with the city.
  • Single-pane windows, older insulation and ducting that affect cooling bills in a hot inland summer.

Ask the city building division for the permit history and have a general inspector flag anything that deserves a specialist.

Schools and Services, Without the Sales Pitch

Montclair is served by the Ontario-Montclair School District for the lower grades and the Chaffey Joint Union High School District. Boundaries are set by the districts and can change, so confirm them directly. Water in most of the city comes from the Monte Vista Water District. In the unincorporated pockets, check who provides water, sewer and trash service for the specific parcel, since it can differ from one street to the next.

Selling a Home in Montclair

A Montclair listing competes with similar houses a few blocks away in Upland, Ontario, Pomona and Claremont, and buyers cross those lines freely. What separates one listing from another is condition and paperwork: a clean permit record, documented updates to plumbing, electrical and roof, and a yard that shows the full lot. For condominiums, have the HOA documents, budget and any pending assessment information ready, because lenders will ask for them. Aimee builds each pricing recommendation from recent comparable sales and keeps sellers informed at every stage.

Frequently Asked Questions

Is Montclair in Los Angeles County or San Bernardino County?

Montclair is in San Bernardino County, right at the county line. Its western neighbors, Pomona and Claremont, are in Los Angeles County.

What is the typical Montclair house like?

Most are single-story ranch homes built in the 1950s and 1960s on standard suburban lots. There are also condominiums, townhomes and some newer infill housing, mainly in the north end.

Does Montclair have a train station?

Yes. The Montclair Transcenter is a stop on the Metrolink San Bernardino Line and a bus hub. A Metro A Line extension to Montclair has been planned, but its timing has changed over the years and should be confirmed.

Are some Montclair addresses outside the city limits?

Yes. Unincorporated pockets south of the city use Montclair addresses but are governed by San Bernardino County. Check jurisdiction for any parcel, because zoning, permits and utility providers can differ.
