Corona del Mar Real Estate & Homes for Sale

Corona del Mar is a neighborhood of the City of Newport Beach, not a city of its own, on the bluffs just south of the entrance to Newport Harbor. Land is the story here: lots in the Village are narrow, every square foot is used, and what you can build or change is shaped by city zoning and coastal rules. To discuss Corona del Mar homes for sale or a sale of your own, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

The Village and the Flower Streets

The center of Corona del Mar is the Village, the grid on both sides of East Coast Highway. Its cross streets are named for flowers in alphabetical order, from Acacia to Poppy, which is why locals call them the flower streets. Shops and restaurants line the highway, and Corona del Mar State Beach and the smaller Little Corona cove sit below Ocean Boulevard.

Village lots are narrow and deep with rear alleys. Many hold two homes, either a duplex under one owner or a front and back pair sold separately as condominiums. Original beach cottages still exist, though many have been replaced by newer houses built close to the allowed limits. When you look at houses for sale in Corona del Mar, establish early which of these you are dealing with.

Single-Family Home, Duplex or Condo?

  • Detached single-family home. One house on its own lot, with no shared structure.
  • Front or back unit. Often legally a condominium in a two-unit association. There may be no monthly dues and no formal management, yet the two owners share responsibility for things like the roof, exterior and insurance. Read the recorded covenants and ask how the two owners have handled maintenance.
  • Duplex. Two units on one title, of interest to investors and to owners who want rental income. Verify the legal unit count and the zoning.

Lenders treat these differently, so tell your loan officer exactly which type you are pursuing.

Neighborhoods Beyond the Village

  • Ocean Boulevard and China Cove. Bluff-top and cove homes facing the harbor entrance and the ocean.
  • Irvine Terrace. Mostly single-level mid-century homes on wider lots northwest of the Village, some with harbor views.
  • Shore Cliffs, Cameo Shores and Cameo Highlands. Communities southeast of the Village along the coast, with associations and, in places, private beach access for members.
  • Harbor View Hills, Spyglass Hill and Jasmine Creek. Hillside neighborhoods inland of the highway, including view homes and a gated community of attached and detached homes.

Views, Height Limits and Coastal Rules

Views carry a great deal of value in Corona del Mar real estate, and they are less protected than buyers assume. In general, a view is only protected to the extent that city height limits, recorded covenants or association rules protect it. Several of the communities outside the Village have covenants on building height or landscaping. Ask for those documents, and look at what the neighboring lots could legally build.

Most of Corona del Mar lies in the coastal zone. New construction, large remodels and work on or near a coastal bluff can need a coastal development permit along with regular city permits, and bluff properties face setback and geotechnical requirements. Confirm the process for a given address with the City of Newport Beach before you buy with a rebuild in mind.

Other Checks for Buyers

  • Short-term rentals. Newport Beach requires permits for short-term lodging and limits where and how many are allowed. Do not assume a permit comes with the property. Ask the city.
  • Parking. Garages open to alleys and street parking is tight, especially in summer. Measure the garage.
  • Salt air and age. Inspect windows, decks, balconies, exterior metal and waterproofing closely, and check permits on older cottages.
  • Land ownership. Some coastal Orange County property has historically been on leased land. Have the title company confirm how the land is held.
  • Schools. The area is in the Newport-Mesa Unified School District. Confirm assignment by address with the district.

Selling a Home in Corona del Mar

Buyers and their advisers study the lot first: width, depth, orientation, alley access, views and what zoning allows. A seller should be ready with a survey if one exists, permit history, any association or two-unit covenants, and clear facts about views and rental permits. Pricing needs care because a cottage valued for its land, a newer house and a condominium unit are judged against different sales, even on the same street.
