Newport Coast is the newest part of Newport Beach, a set of terraced hillside communities above Crystal Cove State Park between Corona del Mar and Laguna Beach. Almost all of it was built by the Irvine Company and its builders from the 1990s onward, most of it sits behind guard gates, and nearly every decision about a home here involves an association. For guidance on buying or selling, call or text Aimee Ghafouri at (951) 331-8453.
Part of Newport Beach, with its own character
The area was unincorporated county land until Newport Beach annexed it in the early 2000s. It is now a neighborhood of the city, with city police, city planning and its own postal name and ZIP code. Newport Coast Drive climbs from Pacific Coast Highway through the middle of the community to the 73 toll road, and Pacific Coast Highway runs along the bottom past the Crystal Cove Shopping Center and the state park’s beaches. The Resort at Pelican Hill and its two golf courses occupy the slopes at the northern end.
Large areas of surrounding canyon and ridgeline are permanent open space, which is why the community feels separated from the rest of Newport Beach and why new building sites are no longer being added.
Newport Coast real estate: the main communities
- Crystal Cove. A large guard-gated community on the ocean-facing slope with several neighborhoods inside it, ranging from attached and semi-detached villas to custom estates on the upper streets, plus a private residents’ club.
- Pelican Hill, Pelican Crest and Pelican Point. Guard-gated enclaves of custom and semi-custom homes near the golf courses and the coast highway.
- Ridgeline neighborhoods along Newport Coast Drive and Ridge Park Road. Gated tracts of detached homes and townhomes at higher elevation, with canyon, city-light and ocean views.
- Condominiums. A small number of gated condo communities, which are the lowest-priced way into the area.
Architecture is consistently Mediterranean and Tuscan in style, a result of the original design guidelines. Lots are graded pads cut into the hillside, so yards tend to be modest in size relative to the house, and the view from the pad is the main variable.
What buyers of Newport Coast homes for sale should examine
Associations and their rules
Expect a master association and often a second, neighborhood association. Together they cover the gates, private streets, slopes and common landscaping, and they control architecture, exterior colors, landscaping height and, in some communities, view preservation. Read the design guidelines before planning a remodel, and read the rental rules before assuming a home can be leased. Short-term rentals are regulated by the City of Newport Beach and are barred by many associations.
Taxes and assessments
Because the infrastructure was built recently, many parcels have carried special assessments or Mello-Roos taxes. Some have been paid down or have ended and others continue. The current property tax bill shows what applies to the parcel.
Views
Ocean, Catalina, golf course and canyon views drive much of the difference in value between similar houses. Visit at different times of day, look at what could be built or planted in front, and find out whether the association’s documents protect the view or are silent on it.
Hillside, coastal and fire considerations
- Ask who owns and maintains the slopes above and below the pad, and review drainage and any geotechnical history.
- Parts of the area lie in the coastal zone, where exterior work can need coastal review in addition to city and association approval.
- Homes beside open space may be in mapped fire hazard zones. Confirm the current map with the city and obtain insurance quotes early in escrow.
Schools
Most addresses are in the Newport-Mesa Unified School District, and a portion near the southern end is served by Laguna Beach Unified. Confirm by address with the districts.
Selling a home in Newport Coast
Buyers here compare across Newport Coast, Corona del Mar and Laguna Beach at once, and they expect complete information. That means professional photography and video that capture the view accurately, floor plans, a summary of association dues and assessments, and documentation for any remodel. Showings are by appointment through the gates, so the listing has to do most of the persuading before anyone visits.

Frequently Asked Questions
Is Newport Coast its own city?
No. Newport Coast is a neighborhood of the City of Newport Beach, which annexed the area in the early 2000s. It has its own postal name and ZIP code, which is why it often appears as a separate place in listings.
Are all Newport Coast homes behind gates?
Most are in guard-gated or gated communities, though the details differ between them. Each community has its own association, dues and access procedures, so ask for the documents for the specific neighborhood.
Do Newport Coast properties have Mello-Roos?
Many parcels have carried special assessments or Mello-Roos taxes tied to the original infrastructure, and the status varies by tract and over time. Check the current property tax bill for the address.
Does a home in Newport Coast include access to Pelican Hill golf?
No. The Resort at Pelican Hill and its golf courses are a separate business from the residential associations. Ask the resort about play and any membership programs.
How do I arrange showings in Newport Coast?
Showings are by appointment and require gate clearance. Call or text Aimee Ghafouri at (951) 331-8453 to set up a search and schedule visits to the homes that fit.
