Jurupa Valley Real Estate & Homes for Sale

Jurupa Valley is one of the newest cities in California, but the places inside it are old. Mira Loma, Glen Avon, Pedley, Rubidoux and several smaller communities voted to join together as one city in 2011. Anyone searching Jurupa Valley homes for sale is really choosing among those communities. Aimee Ghafouri of 951 Properties can help you sort them out at (951) 331-8453.

One City, Several Older Communities

The city covers the land north and west of the Santa Ana River in northwestern Riverside County. The City of Riverside is across the river, Eastvale is to the west beyond Interstate 15, and Fontana and Ontario are across the San Bernardino County line to the north. State Route 60 runs through the middle. Listings and mailing addresses still use the older names, and some carry Riverside or Mira Loma as the mailing city, so check the parcel itself.

  • Mira Loma on the west side, with both rural residential streets and a large warehouse district near the freeways.
  • Glen Avon and Sunnyslope north of the 60, below the Jurupa Mountains.
  • Pedley and Indian Hills in the south, toward the river, including homes around the Indian Hills golf course.
  • Rubidoux, Belltown and Crestmore Heights on the east side, closest to downtown Riverside.
  • Jurupa Hills, with hillside streets and longer views.

Horse Property and Animal-Keeping Lots

Jurupa Valley has a long equestrian tradition, and much of the search interest in real estate Jurupa Valley offers is for horse property. Large flat lots, often half an acre or more, are found in Mira Loma, Glen Avon, Pedley and Sunnyslope, and the city maintains a network of equestrian trails. If animals matter to you, confirm:

  • The zoning on the specific parcel and how many and what kind of animals it allows. Rules differ street by street, and the city planning department is the place to ask.
  • Whether existing barns, corrals and covers were permitted.
  • Drainage, manure management and how trailers get in and out.
  • What is planned for nearby vacant land, since new housing tracts and logistics buildings have replaced some former agricultural parcels.

Houses for Sale in Jurupa Valley: Housing Stock

Beyond horse property, the mix is wide. There are post-war houses on standard lots in Rubidoux and Glen Avon, ranch houses from later decades, manufactured homes on owned land and in parks, and newer two-story subdivisions, many of them near Limonite Avenue and the I-15 side of the city. Newer tracts usually come with an HOA, and some carry special assessments that appear on the property tax bill. Older homes may have unpermitted additions, older plumbing and electrical systems, or a septic tank instead of a sewer connection.

Due Diligence Specific to This City

  • Trucks and warehouses. Logistics is a major land use, especially in Mira Loma. Visit at different times of day and look up designated truck routes and pending projects with the city.
  • Water and sewer provider. Depending on location, service comes from the Jurupa Community Services District, the Rubidoux Community Services District or another provider. Ask which one, and whether the home is on sewer or septic.
  • Floodplain. Properties near the Santa Ana River and its tributary channels should be checked against flood maps.
  • Hillsides. Homes against the Jurupa Mountains and in Jurupa Hills may sit in mapped fire hazard zones, which affects insurance. Get a quote early.
  • Environmental disclosures. Parts of the area have an industrial and quarrying history. Read the natural hazard and environmental reports provided in escrow.
  • Schools. Most of the city is served by the Jurupa Unified School District. Verify the assignment for any address directly.

Getting Around

State Route 60 and I-15 are the main freeways, with Interstate 10 a short drive north. Metrolink’s Riverside Line stops at the Jurupa Valley/Pedley station. Limonite Avenue, Mission Boulevard and Van Buren Boulevard carry most local traffic, and Van Buren and Mission both cross the river into Riverside.

Selling a Home in Jurupa Valley

Because one street can be rural and the next suburban, pricing depends on choosing the right comparable sales. A house on a large animal-keeping lot should be compared with similar lots, not with a tract home nearby. Sellers of horse property should gather permits for outbuildings and be ready to state the zoning. Sellers of older houses do well to order inspections early, so that septic, roof or electrical questions do not surprise anyone in escrow.
