Indian Wells Real Estate & Homes for Sale

In Indian Wells, the question is rarely just which house. It is which club, which gate and which set of dues. This small city between Palm Desert and La Quinta is made up largely of gated country club communities, and each one runs by its own documents. Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed across California, helps buyers and sellers sort through those details. Call or text (951) 331-8453.

A Small City Built Around Golf and Tennis

Indian Wells is an incorporated city in the Coachella Valley, in Riverside County. Highway 111 runs through the middle of it, the Santa Rosa Mountains rise along its southern side, and Palm Desert and La Quinta border it to the west and east. It covers a compact area and has little of the retail strip found in neighboring cities. Instead it has resort hotels, the city-owned Indian Wells Golf Resort, and the Indian Wells Tennis Garden, which hosts a major professional tournament each March.

Almost all housing is low-rise, and a large share sits behind gates.

Indian Wells Homes for Sale: Clubs and Communities

Well-known private clubs with homes inside their gates include:

  • Eldorado Country Club
  • The Vintage Club
  • The Reserve
  • Toscana Country Club
  • Indian Wells Country Club
  • Desert Horizons Country Club

Property types across the city include:

  • Golf course homes: Detached houses on fairways, from mid-century ranch designs to recent custom builds.
  • Golf villas and condos: Attached or clustered homes where the association maintains exteriors and grounds.
  • Custom estates: Larger lots against the mountains or on double fairways.
  • Non-club gated neighborhoods: Communities with an HOA but no golf membership attached.
  • Ungated streets: A smaller number of houses for sale in Indian Wells sit on public streets with no association.

Club Membership Is a Separate Decision

Owning a home inside a club’s gates does not always make you a member, and in some clubs membership is required while in others it is optional or has a waiting list. Before making an offer, ask the club directly:

  1. Is membership mandatory for owners, optional, or by invitation?
  2. What categories exist (golf, social, sports) and what does each allow?
  3. Is the membership equity or non-equity, and what happens to it on resale?
  4. What are the current initiation costs, dues and food minimums, and are assessments planned?

The club’s membership office is the only reliable source. Figures quoted in a listing can be out of date.

What Else to Review Before Buying

  • HOA layers: Some properties have a master association plus a sub-association, in addition to club costs. Read budgets, reserve studies and meeting minutes.
  • Land status: Parts of the Coachella Valley are on leased land. Have the title company confirm whether a parcel is owned outright (fee simple) or held on a ground lease, and the lease terms if so.
  • Short-term rental rules: The city and many associations restrict short stays. If rental income is part of your plan, confirm current rules with the City of Indian Wells and the HOA before you buy.
  • Heat-related wear: Check air conditioning age and service records, pool equipment, flat roof sections, irrigation and exterior finishes. Desert sun is hard on all of them.
  • Seasonal use: A home that sits closed for months can hide plumbing leaks and cooling problems. Inspect accordingly.
  • Mountain-side lots: Near the Santa Rosa Mountains, review drainage, flood zone mapping and any slope conditions in the hazard disclosure report.

Selling a Home in Indian Wells

Activity in the desert follows the calendar. More buyers are in the valley from late autumn through spring, and many sellers time preparation and photography around that season. Because each club is its own small market, selling a home in Indian Wells calls for pricing against sales inside the same gates, then adjusting for view, fairway position, lot and the level of updating. Buyers will ask about membership transfer and dues on day one, so have current documents ready.

Aimee brings 15-plus years of sales and marketing experience and a bachelor’s degree in business to that preparation, and she works with sellers, buyers and investors.

About Your Indian Wells Real Estate Agent

Aimee is a Southern California native who grew up in Murrieta. Her office is in Temecula, not the desert, and she is upfront about that. Her service is built on communication, dedication and serving others: prompt replies, documents requested early, and questions taken to the club, the HOA or the city instead of guessed at. Second-home buyers from elsewhere in Southern California often value having one agent for both ends of a move. Phone (951) 331-8453 or use the contact page.

Frequently Asked Questions

Do I have to join the country club if I buy a home in Indian Wells?

It depends on the community. Some clubs require membership for owners, some make it optional and some are by invitation. Ask the membership office of the specific club for its current policy before you make an offer.

Are short-term rentals allowed in Indian Wells?

The city regulates short-term rentals and many associations add their own limits. Rules change, so confirm with the City of Indian Wells and the HOA for the exact property before counting on rental income.

Is Indian Wells real estate on leased land?

Land status varies across the Coachella Valley. Your title company can confirm whether a specific Indian Wells parcel is fee simple or on a ground lease, and that check should happen early in escrow.

Where is the Indian Wells Tennis Garden?

It is inside the city, north of Highway 111. Traffic and visitor numbers rise during the tournament in March, which buyers of nearby homes may want to see first-hand.

How do I get a list of Indian Wells homes for sale?

Call or text Aimee Ghafouri at (951) 331-8453. Tell her whether you want a club community, a non-club gated neighborhood or an ungated street, and she will send listings that fit.
