Palm Desert Real Estate & Homes for Sale

Ask ten people what Palm Desert real estate means and you may get ten answers: a condo on a fairway, a mid-century house south of El Paseo, a hillside estate behind gates, or a newer home up near the freeway. The city sits in the middle of the Coachella Valley and has one of its widest mixes of housing. Aimee Ghafouri of 951 Properties is a Temecula-based real estate agent licensed throughout California. A Mid-Valley City With Three Distinct Bands

Palm Desert is an incorporated city in Riverside County, bordered by Rancho Mirage to the west and Indian Wells to the east. It helps to think of it in three bands running from the mountains to the freeway.

  • South Palm Desert. The oldest part of the city, below Highway 111 and around the El Paseo shopping district. Streets here hold mid-century and ranch houses on individual lots, many without an HOA, and the land rises toward the Santa Rosa Mountains along Highway 74.
  • The country club belt. Between Highway 111 and roughly Country Club Drive and beyond, much of the city is made up of gated golf communities built from the 1970s through the 1990s.
  • North Palm Desert. Closer to Interstate 10, with newer tracts, apartments, university campuses and commercial development.

Country Clubs, Condos and Golf Course Homes

A large share of Palm Desert homes for sale are inside gated communities, and many are attached condos with shared walls and association-maintained grounds. Well-known names include Palm Valley Country Club, Indian Ridge, Monterey Country Club, The Lakes Country Club, Desert Falls and Palm Desert Country Club. At the top of the hillside market are Bighorn and Ironwood in the south. The city also owns Desert Willow Golf Resort, a public facility with residential neighborhoods around it.

In a country club, three things need separate answers: what the HOA dues cover, whether a golf or social membership is included, optional or required, and what the club charges on top of the HOA. Two condos that look identical online can differ on all three.

55+ communities

Sun City Palm Desert, a large age-restricted community north of Interstate 10, uses a Palm Desert address but lies in unincorporated Riverside County, so county rules apply there. Within the city, a number of smaller communities and manufactured home parks are also age-restricted. Confirm the age and occupancy rules in each community’s documents.

Short-Term Rentals: Check Before You Assume

Many people shopping for houses for sale in Palm Desert plan to rent the home when they are away. Palm Desert regulates short-term rentals through a permit system and has restricted them in many single-family residential zones, with different treatment for some planned communities. HOAs often set minimum rental periods of their own. Because this has changed over the years and can change again, confirm the current rules for the exact address with the City of Palm Desert and the association before you make an offer.

Practical Checks for Desert Buyers

  1. Land tenure. Most Palm Desert property is fee simple, but leased land exists in parts of the valley. Read the preliminary title report.
  2. Cooling and energy. Summers are very hot. Look at the age of the air conditioning, the roof and the windows, and ask for a year of utility bills. If there is solar, find out whether it is owned or leased.
  3. Condo paperwork. Review the reserve study, insurance, any pending special assessments and rental limits.
  4. Furnishings. Many desert homes sell furnished. Get an inventory in writing.

Daily Life Landmarks

Buyers often orient themselves by a few places. El Paseo is the main shopping and dining street. The Living Desert Zoo and Gardens is at the south end of the city. The McCallum Theatre and College of the Desert are near the center, and university campuses are in the north. Highway 74, the Palms to Pines Highway, climbs from south Palm Desert into the mountains. Most of the city is in Desert Sands Unified School District, with part served by Palm Springs Unified. Confirm the district for a given address.

Selling a Home in Palm Desert

Many buyers arrive in the cooler months, so sellers benefit from having photography, repairs and paperwork finished before that window opens. Selling a home in Palm Desert also means answering detailed questions fast: HOA and club fees, what is included in a furnished sale, rental history and permits, and the age of major systems. Aimee applies 15+ years of sales and marketing experience to positioning and presentation and keeps communication steady, which matters when the owner is often in another city during the sale.

Frequently Asked Questions

Is Sun City Palm Desert inside the city of Palm Desert?

No. Sun City Palm Desert is a 55+ community north of Interstate 10 in unincorporated Riverside County, although it uses a Palm Desert mailing address. County regulations apply there, not the city’s.

Are short-term rentals allowed in Palm Desert?

The city uses a permit system and has restricted short-term rentals in many single-family zones, and HOAs often add their own limits. Check the current rules for the specific address with the City of Palm Desert and the association.

Do Palm Desert country club homes require a golf membership?

It depends on the club. Some include a membership with the property, some make it optional and some require it, with fees separate from HOA dues. Ask the club and the HOA for their current terms in writing.

What is South Palm Desert?

It is the older part of the city south of Highway 111, around El Paseo, with mid-century and ranch houses on individual lots. Many streets there have no HOA, which is unusual for the city.
