The first thing to know about Lake Mathews is that nobody boats, fishes or swims in it. The reservoir is a fenced drinking-water facility, and the land around it is a protected reserve. What draws buyers to Lake Mathews real estate is the country that surrounds the water: acreage, horse property and custom homes in the hills between Riverside, Corona and Perris. Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed statewide, can help you sort through it. Call or text (951) 331-8453.
What and Where Lake Mathews Is
Lake Mathews is an unincorporated community in western Riverside County. It has no city government. The county handles planning, building permits and roads. The reservoir itself belongs to the Metropolitan Water District of Southern California and stores water delivered by the Colorado River Aqueduct. The census-defined community lies mostly south of the water, in the northern Temescal Mountains, though people use the name loosely for the whole rural area around the lake.
Cajalco Road is the main east-west route, running from Interstate 15 near Corona past the south shore to Mead Valley and Interstate 215. La Sierra Avenue and El Sobrante Road connect the north side to Riverside. Mailing addresses here can read Perris, Riverside or Corona depending on the street, which confuses online searches.
Lake Mathews Homes for Sale: Acreage First
There are few conventional subdivisions in the core of the community. Instead you find:
- Custom homes on one to several acres, often on hilltops or slopes with long views across the reservoir, the Temescal Valley or toward the mountains to the north.
- Horse property with barns, corrals, arenas and room for trailers. Zoning in much of the area allows animals, but the number and type depend on the parcel.
- Ranch-style houses and manufactured homes on acreage, some with workshops, detached garages or second units.
- Vacant land, ranging from ready-to-build pads to raw hillside.
- Planned neighborhoods on the north side, such as Victoria Grove off La Sierra Avenue, which offer tract homes with an HOA and are usually listed with a Riverside address.
Houses for sale in Lake Mathews do not come up in large numbers at any one time, and no two are alike. Comparing them takes more than square footage. The usable land, the outbuildings, the water source and the road all carry weight.
Rural Property Checklist
- Water. Some parcels have municipal water from the Western Municipal Water District, and others rely on a private well. For a well, order a flow test and water quality test. For a meter, ask about the cost of irrigation at the scale of an acreage lot.
- Septic. Most homes are on septic systems. Have the tank pumped and inspected, and locate the leach field before planning a pool, arena or addition.
- Road access. Some roads are county-maintained and paved. Others are private or dirt. Find out who maintains the road, whether there is a recorded easement and a maintenance agreement, and how it holds up in rain.
- Fire hazard and insurance. These are brush-covered hills, and much of the area is in mapped fire hazard zones. Obtain insurance quotes at the start of escrow, and look at defensible space around the buildings.
- Permits. Barns, garages, second units and additions on rural lots are sometimes built without them. Compare what is on the ground with county records.
- Conservation land. The Lake Mathews Estelle Mountain Reserve and other habitat lands border many properties. That protects views, but habitat rules can also limit what you do with undeveloped land. Ask the county planning department about a specific parcel.
Buying Land Near the Lake
Raw land looks inexpensive until the building costs are added. Before you buy a lot, confirm legal access, the zoning and minimum lot size, whether water is available at the street, whether the soil will pass a percolation test for septic, how far the nearest power is, and how much grading the slope will need. A civil engineer and the county can answer most of these during a feasibility period written into your offer.
Schools and Everyday Errands
The area is split among three school districts: Riverside Unified, Corona-Norco Unified and Val Verde Unified. The district depends on the address, so check with the county office of education or the districts themselves. There is little shopping in the community itself. Most people drive to Riverside, Corona or the Interstate 215 corridor for groceries and services.
Selling a Home in Lake Mathews
Acreage sells on information. Buyers and their lenders will want well and septic reports, permit history, a clear description of road access, and often a survey or at least marked corners. Having these ready removes the most common reasons a rural escrow stalls. Marketing should show the land as well as the house: aerial photography, the outbuildings, the fencing and the views. Aimee brings 15+ years of sales and marketing experience to that work and keeps sellers closely informed.

Frequently Asked Questions
Can you use Lake Mathews for boating or fishing?
No. The reservoir is a drinking-water facility owned by the Metropolitan Water District of Southern California and is closed to public recreation. The shoreline is fenced and surrounded by protected reserve land.
Is Lake Mathews a city?
No. It is an unincorporated community governed by Riverside County. Mailing addresses may show Perris, Riverside or Corona, even though the property is in none of those cities.
Can I keep horses on Lake Mathews property?
Many parcels are zoned to allow horses and other animals, and horse property is common. The number allowed depends on zoning and lot size, so confirm with Riverside County planning for the specific parcel.
Are Lake Mathews homes on wells and septic?
Most are on septic systems. Water comes from either a municipal provider or a private well, depending on the parcel. Both systems should be inspected and tested during escrow.
How do I find Lake Mathews homes for sale?
Because addresses carry different city names, a map-based search works best. Call or text Aimee Ghafouri at (951) 331-8453 and she will set one up by lot size, horse facilities or view.
