Woodcrest Real Estate & Homes for Sale

Drive south on Van Buren Boulevard out of Riverside and the lots get wider, the fences turn to pipe rail and the streetlights thin out. That is Woodcrest, an unincorporated community of rural-residential parcels on the hills between the city and Lake Mathews. Woodcrest real estate is mostly single-family homes on an acre or more, many set up for horses. Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed throughout California, helps buyers and sellers with this kind of property. Call or text (951) 331-8453.

County Land With a Riverside Address

Woodcrest is not a city and is not part of the City of Riverside, although homes here carry Riverside mailing addresses. It is governed by Riverside County, so building permits, zoning questions and code matters go to the county. The Riverside neighborhoods of Orangecrest and Mission Grove are to the north and east, Lake Mathews is to the west, and Mead Valley is to the south. Van Buren Boulevard is the main route in and out, connecting to the 91 freeway one way and Interstate 215 the other.

The terrain rolls. Many parcels sit on rises with long views toward the mountains, and some keep a few rows of citrus from the area’s grove years.

Woodcrest Homes for Sale: Typical Properties

  • Ranch houses on acre lots: Single-story homes from the 1970s and 1980s, often with detached garages, workshops and room for RVs.
  • Horse property: Parcels with corrals, barns, tack rooms and arenas, on streets where riding along the road edge is common.
  • Custom homes: Larger houses from the 1990s onward on view lots, some with pools and guest quarters.
  • Small groves and hobby farms: Properties with fruit trees, gardens and outbuildings.
  • Vacant parcels: Occasional lots for a custom build.

Houses for sale in Woodcrest rarely match each other the way tract homes do. Two neighbors can differ in lot size, slope, outbuildings and utilities.

Rural Details That Matter

Septic or sewer

Many Woodcrest homes are on septic systems. Have the tank pumped and inspected during escrow, find out where the leach field is, and remember that its location limits where a pool, barn or accessory dwelling can go.

Water

Most properties receive water from a municipal water district, not a private well, but confirm the source for each parcel. Irrigating an acre in a hot inland climate costs real money, so ask for past bills.

Animals and zoning

County zoning sets the number and type of animals allowed and the setbacks for barns and corrals. Zoning is not identical on every street. Check the designation with Riverside County planning before assuming a parcel suits your plans.

Slope and usable land

An acre on a hillside may have far less flat ground than an acre on a level street. Walk the whole lot, and look at how runoff moves across it in a storm.

Roads and access

A few properties are reached by private or unpaved roads. Ask who maintains the road and whether a recorded maintenance agreement exists.

Fire, insurance and aircraft

Open hillsides bring wildfire exposure, and parts of the area may be mapped in a fire hazard zone. Request insurance quotes at the start of escrow. March Air Reserve Base is a few miles east, so review the airport disclosure and listen for overflight when you visit.

Additions, ADUs and Outbuildings

Large lots invite building. Before you count a second unit, a shop or a barn into the value of a property, confirm with the county that existing structures were permitted. If you plan to add one, ask about setbacks, septic capacity and any easements crossing the lot. A title report and a visit to the county permit counter answer most of these questions.

Selling a Home in Woodcrest

Pricing here takes judgment because comparable sales are uneven. When selling a home in Woodcrest, the land needs as much attention as the house: usable acreage, views, horse facilities, RV access, workshop space and permitted extras all carry weight. Have septic records, well or water information, permits and a plot map ready. Good aerial photography helps buyers understand the layout before they drive out.

Your Woodcrest Real Estate Agent

Aimee is a Southern California native who grew up in Murrieta. Her office is in Temecula, so she is not a Woodcrest neighbor, but rural parcels, septic systems and county rules are the same subjects that come up in the acreage areas she covers, such as La Cresta and De Luz. She serves buyers, sellers and investors with an emphasis on communication, dedication and serving others. Reach her at (951) 331-8453 or through the contact page.

Frequently Asked Questions

Is Woodcrest part of the City of Riverside?

No. Woodcrest is an unincorporated community governed by Riverside County, even though properties use Riverside mailing addresses. Permits and zoning are handled by the county.

How large are lots in Woodcrest?

Many residential parcels are around an acre, and some are larger. Slope varies a great deal, so the amount of level, usable ground matters more than the figure on the listing.

Can I keep horses on a Woodcrest property?

Many properties are set up for horses, but the number and type of animals allowed depends on the county zoning for the individual parcel. Confirm with Riverside County planning before you buy.

Are Woodcrest homes on septic systems?

Many are. A septic inspection during escrow is standard practice, and the location of the tank and leach field affects where you can build later.
