Bermuda Dunes Real Estate & Homes for Sale

Bermuda Dunes is a pocket of unincorporated Riverside County surrounded by Coachella Valley cities. It has a long-established country club, a small airport, streets of ranch houses on generous lots and several newer gated tracts, all within a compact area. For Bermuda Dunes real estate questions, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

How Bermuda Dunes Is Laid Out

The community lies just south of Interstate 10, with Palm Desert to the west, Indio to the east and La Quinta to the south. Washington Street and Jefferson Street are the main north-south roads on either side, and Fred Waring Drive and 42nd Avenue cross it. Three features organize the map:

  • Bermuda Dunes Country Club, a gated golf community that takes up much of the center, with fairways winding among the houses.
  • Bermuda Dunes Airport, a privately owned general aviation field along the freeway on the north edge.
  • The streets outside the gates, a mix of older custom homes on large lots and newer walled subdivisions.

Bermuda Dunes Homes for Sale by Category

Golf course homes and condos

Inside the country club gates are single-story houses from several decades, many remodelled, along with attached condominiums. Homes for sale on the fairways vary a great deal in age and updating. Owning a home inside the gates and holding a club membership are separate matters. Ask the club about its current membership options and the HOA about its dues and rules.

Larger-lot ranch houses

Outside the club, especially in the older sections, are houses on lots large enough for a pool, a detached garage, a casita or motor home parking. Some parcels have historically allowed horses. These properties attract buyers who want space without an HOA.

Newer gated tracts

Several subdivisions built since the 1990s offer stucco homes with tile roofs, their own associations and, in some cases, special assessments on the tax bill.

Why Being Unincorporated Matters

Bermuda Dunes is not part of Indio, Palm Desert or La Quinta. The County of Riverside handles building permits, zoning and code enforcement.

  • Short-term rentals. County rules apply, not those of the neighboring cities, and HOAs can be stricter. Confirm current county requirements and the association’s documents before buying for rental use.
  • Zoning. Lot-specific questions about guest houses, animals, RV parking or a home business go to the county planning department.
  • Mailing address. Bermuda Dunes shares a ZIP code with part of Indio, so listings are sometimes mislabelled. Verify jurisdiction on the parcel record.

Water, Sewer and Schools

Much of Bermuda Dunes gets its water from the Myoma Dunes Mutual Water Company, a local provider, with other parts served by the Coachella Valley Water District. Some older homes are on septic systems, while newer tracts are generally on sewer. Confirm both for the address and, where there is a septic tank, have it inspected. Public schools are in the Desert Sands Unified School District. Check the assigned schools with the district.

Desert Ownership Checks

  • Cooling and energy. Find out the age of the air conditioning, the state of the ducts and insulation, and whether solar panels are owned or leased. Ask which electric utility serves the home, because providers differ across this part of the valley and so do rates.
  • Pools. Inspect equipment, plaster and decking.
  • Aircraft and freeway noise. Homes near the north edge are closest to the airport and I-10. Visit at different times and review the airport disclosure in escrow.
  • Golf course exposure. On fairway lots, look at where stray balls land and at window protection.
  • Seasonal use. A house that sits empty through summer should be checked for leaks, pests and irrigation failures.

Selling a Home in Bermuda Dunes

Sellers benefit from being precise about which part of the community they are in, because a home inside the country club is compared with other club homes while a large-lot house outside the gates has a different set of comparables. Selling a home in Bermuda Dunes also means presenting the facts desert buyers ask about: utility providers, solar terms, sewer or septic, HOA dues and rental rules. Many buyers visit in the cooler months, and listing photographs taken then show landscaping at its best.
