Canyon Lake is a small city in southwest Riverside County between Lake Elsinore and Menifee. Railroad Canyon Road runs through it, connecting Interstate 15 on the west with Newport Road and Interstate 215 on the east. Questions to Ask Before You Offer

  • Does the dock stay, and is it approved? Confirm the dock is included, find out its condition and ask the POA what approvals and limits apply to it.
  • What boat can I keep here? The POA sets limits on the boats allowed on the lake. Check them against the boat you own or plan to buy.
  • Is the lot in a flood zone? Waterfront and low-lying lots may be in a mapped flood zone, and a lender may require flood insurance. Ask where the property line sits in relation to the water.
  • How is the slope holding up? Many lots are steep. Have an inspector look at drainage, retaining walls and the foundation, and bring in a specialist if anything looks off.
  • What will insurance cost? Hillsides around the lake can be in mapped fire hazard zones. Get homeowners insurance quotes early.
  • What are the dues and assessments? Ask for the current POA dues, any special assessments and the property tax bill.
  • What is the drive like? Railroad Canyon Road is the main route in and out in both directions, and it backs up at peak hours.
