How the City Is Laid Out
Lake Elsinore is a city in southwest Riverside County, north of Wildomar and west of Canyon Lake. Interstate 15 runs along the east side of the lake, with exits at Lake Street, Nichols Road, Central Avenue, Main Street and Railroad Canyon Road. State Route 74 crosses the city. To the west it becomes the Ortega Highway, a two-lane mountain road over the Santa Ana Mountains to Orange County, and to the east it leads toward Perris.
Older neighborhoods sit close to the lake and the historic downtown on Main Street. Newer master-planned communities fill the hills and valleys farther out. Public schools are part of the Lake Elsinore Unified School District.

The city sets the rules for boating and other use of the lake, so check current conditions and requirements directly.

New construction is a regular part of the market here, especially in the outlying planned communities. A few points apply to any builder purchase. The sales office represents the builder, and you can bring your own agent, usually by registering that agent on your first visit. Ask for the full estimate of property taxes and assessments, what the base price leaves out, and whether an incentive depends on using the builder’s lender. An independent inspection before closing is still worth having.

- Mello-Roos and special assessments. Many newer communities are in community facilities districts. The amount and the remaining term differ from tract to tract, so read the tax bill for the specific home.

- Flood zones. Low-lying areas near the lake and its inlet and outlet channels may be in a flood zone. The natural hazard disclosure report will show it.
- Wildfire insurance. Hillside homes, including those below the Cleveland National Forest on the west side, can be in mapped fire hazard zones. Get insurance quotes early.
- Commute routes. Interstate 15 carries most traffic north and south. The Ortega Highway is the direct road to Orange County, but it is narrow and winding and is sometimes closed.
