Where Wildomar Is

Wildomar is a city in southwest Riverside County, incorporated in 2008. It lies along Interstate 15 between Lake Elsinore to the north and Murrieta to the south, with the foothills of the Santa Ana Mountains rising along its west side. The freeway exits are Bundy Canyon Road, Baxter Road and Clinton Keith Road. Grand Avenue and Palomar Street run the length of the west side, and Bundy Canyon Road heads east toward Menifee. Public schools are part of the Lake Elsinore Unified School District.

Two Kinds of Wildomar Real Estate

If you have been searching online for real estate Wildomar CA, you have probably noticed that the listings fall into two groups. Deciding which one you want narrows the search quickly.

Neighborhood homes

Most Wildomar homes for sale at any given time are detached houses in subdivisions, some built decades ago and some new. They sit on standard suburban lots with public water and sewer, and many tracts have a homeowners association. The Farm community, off Bundy Canyon Road, is a category of its own. It is a planned community with a mix of manufactured homes and site-built houses, private amenities and its own property owners association, so the rules and monthly costs differ from a typical tract.

Horse property, acreage and rural lots

The other group is land. Wildomar has kept a good deal of rural zoning, so houses for sale in Wildomar include horse property, small acreage and rural lots that are hard to find in the cities around it. Windsong Valley is a well-known example, a neighborhood of larger lots laid out with horses in mind. Other rural pockets sit along the west side toward the foothills and in the hills east of the freeway. On these properties you will see barns, corrals, workshops, RV parking and, on some parcels, a second dwelling.

What to Check Before You Buy in Wildomar

  1. Sewer or septic. Subdivision homes are generally on sewer. Many rural lots use a septic system, which should be pumped and inspected during escrow.
  2. Water source. Most of the city is served by a water district, but some parcels have a private well. A well should be tested for production and water quality.
  3. Zoning and animals. City zoning and the size of the parcel govern how many horses or other animals you can keep and what you can build. Confirm the rules for the specific lot, not the street in general.
  4. Association documents. If the home is in a homeowners or property owners association, read the rules, budget and dues during your contingency period.
  5. Special taxes. Some newer tracts are in a community facilities district, often called Mello-Roos, or carry other special assessments. These appear on the property tax bill, so ask for a copy.
  6. Wildfire and insurance. Parts of Wildomar border open hillsides. Get homeowners insurance quotes early, because availability and cost affect your budget.
  7. Roads and access. Some rural lots are reached by private or unpaved roads. Find out who maintains them and whether there is a recorded agreement.
  8. The commute. Interstate 15 is the only freeway through town. Drive your route at the hours you would actually travel before you commit.

The natural hazard disclosure report you receive in escrow shows whether a parcel is in a mapped fire, flood or earthquake fault zone. Read it early, while you still have time to ask questions.

Buying Land to Build On

Vacant rural lots come up for sale in Wildomar, and they take more homework than a finished house. Before you write an offer, find out what the zoning allows, whether sewer is available or the soil has been tested for septic, how far away water and power are, and what grading the site will need.

Selling a Home in Wildomar

Selling a home in Wildomar starts with knowing which group of buyers your property fits. A tract home is priced against recent sales of similar houses nearby. A horse property or a house on acreage has fewer direct comparisons, so pricing takes more judgment about the land, the outbuildings and the location.

Aimee brings more than 15 years of sales and marketing experience to her listings. For a rural property, good preparation includes gathering what buyers will ask for: septic and well records, permits for barns and additions, and a clear description of the lot lines and usable area. For a neighborhood home, it means presentation, accurate pricing and steady communication from the first showing to the close of escrow.

Working With a Wildomar Real Estate Agent

A Wildomar real estate agent has to be comfortable with both sides of the city, the subdivision and the dirt road. Aimee Ghafouri grew up in Murrieta, a few minutes south, and represents buyers, sellers and investors. Her approach is built on communication, dedication and serving others.

Nearby Communities

Buyers who look at Wildomar often compare it with the cities on either side and with the rural areas in the hills. See also Murrieta, Lake Elsinore, Menifee, Canyon Lake and La Cresta.

Frequently Asked Questions

Can I keep horses in Wildomar?

Many Wildomar properties are zoned for horses and other animals, and neighborhoods such as Windsong Valley were laid out for them. The number of animals allowed depends on the zoning and size of the specific parcel and on any association rules, so confirm with the city before you buy.

Are Wildomar homes on sewer or septic?

Both. Most subdivision homes are connected to sewer, while many rural lots and older properties use septic systems. Ask which applies and have a septic system inspected during escrow.

What is The Farm in Wildomar?

The Farm is a planned community off Bundy Canyon Road with manufactured homes and site-built houses, shared amenities and a property owners association. Review the association documents, rules and dues, and ask your lender early about financing if the home is a manufactured home.

Do Wildomar homes have Mello-Roos?

Some do, mostly in newer tracts. Many older neighborhoods and rural properties do not. The property tax bill lists any special taxes and assessments, so review it for the exact home you are considering.
