How Murrieta Is Laid Out

Murrieta sits in southwest Riverside County, with Wildomar and Menifee to the north and Temecula to the south. Interstate 15 and Interstate 215 both run through the city and join at its southern end, which makes the two freeways the simplest way to read the map.

West of I-15

The west side is the oldest part of town. Old Town Murrieta runs along Washington Avenue, and the streets around it mix older homes on larger lots with newer infill. Farther west the land rises toward the Santa Rosa Plateau. That is where you find hillside neighborhoods, some semi-rural streets with room for horses, and the road up to La Cresta.

Between the Freeways

Much of the middle of the city was built in the late 1980s and 1990s. Neighborhoods around California Oaks Road and Murrieta Hot Springs Road offer single-story and two-story tract homes, many with established landscaping.

East of I-215

The east side is newer. Master-planned tracts stretch toward Winchester Road, with neighborhood parks, more recent floor plans and most of the city’s recent construction.

Murrieta 55+ Communities

Murrieta has several age-restricted communities, which are a distinct property type with their own rules. The Colony and Four Seasons at Murrieta are two of the better known. Many of the homes are single story, and the associations maintain shared amenities such as clubhouses and pools. Before you buy, read the age and occupancy requirements in the governing documents and ask exactly what the dues cover.

What to Check Before You Buy in Murrieta

  • HOA dues and rules. Gated and master-planned communities have associations. Review the budget, reserves, rules and any pending assessments during escrow.
  • Mello-Roos and special assessments. Many newer tracts carry community facilities district charges on the property tax bill. Two similar homes a short drive apart can have very different tax bills, so ask for the actual bill instead of an estimate.
  • School district boundaries. Most of the city is served by the Murrieta Valley Unified School District, but some addresses on the east side fall in other districts. Verify by address with the district.
  • Commute routes. I-15 carries traffic south toward San Diego County and north toward Corona. I-215 heads north toward Menifee and Riverside. Drive your route at the hours you would actually travel.
  • Hillside and open-space lots. Homes next to natural hillsides can be in a mapped fire hazard zone. Get homeowners insurance quotes early in escrow.
