Quartz Hill Real Estate & Homes for Sale

Quartz Hill keeps a semi-rural pattern of large lots, horse-keeping parcels and custom houses on the west side of the Antelope Valley, even as Lancaster and Palmdale have built tract subdivisions on three sides of it. Zoning, water service and sewer connections change from one street to the next, so each of the Quartz Hill homes for sale needs its own round of basic questions. Aimee Ghafouri of 951 Properties is available to help at (951) 331-8453.

Unincorporated Ground Between Two Cities

Quartz Hill is an unincorporated community in northern Los Angeles County. It has no city hall. The county Board of Supervisors governs it, county planning and building staff issue permits, the Sheriff’s Department patrols it and the Los Angeles County Fire Department responds to calls. A town council gives residents an advisory voice with the county.

Over the years Lancaster and Palmdale have annexed land around the edges, and a Quartz Hill mailing address does not prove that a parcel is in county territory. Look up the jurisdiction for the specific parcel before assuming which zoning code, permit counter and fee schedule apply. The Westside Union School District serves the elementary and middle grades, and the Antelope Valley Union High School District operates Quartz Hill High School.

Roads, Rail and Distances

State Route 14, the Antelope Valley Freeway, runs a few miles east and is reached by Avenue L, Avenue M or Avenue N. The valley’s lettered avenues and numbered streets form a simple grid, with 50th Street West as the community’s main commercial street. Metrolink’s Antelope Valley Line stops in Lancaster and Palmdale for rail service toward the San Fernando Valley and downtown Los Angeles, and the Antelope Valley Transit Authority runs local and commuter buses. Drives to the Los Angeles basin are long, so test the trip at the hours you would actually travel.

What Is on the Market

  • Half-acre and larger lots: ranch-style and custom houses with room for workshops, recreational vehicle parking, detached garages and, where zoning allows, horses and other animals.
  • Older houses near the town center: smaller mid-century houses on streets close to 50th Street West, some dating to the years when almond orchards covered the area.
  • Tract neighborhoods: newer subdivisions on conventional lots, many of them inside Lancaster or Palmdale city limits despite the Quartz Hill name.
  • Vacant land: scattered undeveloped parcels, where the cost of extending utilities and meeting county road requirements can exceed the price of the dirt.

That mix means Quartz Hill real estate cannot be compared on square footage alone. Usable acreage, outbuildings, fencing and utility connections account for much of the difference between two listings.

Water, Sewer and Septic

The Quartz Hill Water District serves much of the community, while other parcels are in a county waterworks district or rely on a private well. Ask which provider serves the address and request recent bills. If there is a well, order a flow test and water quality test, and ask about its standing under the court-supervised management of the Antelope Valley groundwater basin.

Some streets have public sewer and others do not. A property on a septic system should have the tank pumped and inspected during escrow, with the location of the tank and leach field marked, because that area limits where a pool, addition or accessory dwelling unit can go.

High Desert Items to Inspect

  1. Cooling and heating: summers are hot and winter nights drop below freezing. Check the age of the air conditioner or evaporative cooler, the furnace and the attic insulation.
  2. Wind and sun: strong spring winds and intense sun wear out roofing, fences, paint and window seals faster than on the coast.
  3. Solar equipment: rooftop solar is widespread. Find out whether the system is owned, financed or leased, and what transfers to a buyer.
  4. Zoning for animals and outbuildings: confirm with county planning how many animals the lot allows and whether barns, shops and second units were permitted.
  5. Hazard maps: the San Andreas Fault runs along the southern side of the valley. Review the Natural Hazard Disclosure report for fault, flood and fire hazard zones, and get an insurance quote early.
  6. Protected plants: western Joshua trees are protected by state law, so removal or trimming on a lot that has them requires authorization.

Selling a Home in Quartz Hill

Buyers of houses for sale in Quartz Hill tend to ask the same things, so answer them in the listing. State the lot size, zoning, water provider and whether the house is on sewer or septic. Gather permits for every outbuilding, patio cover and conversion, along with the solar contract and a recent septic pumping receipt if applicable. Clear weeds and debris for both appearance and county brush requirements, and repair fencing and gates on animal-keeping parcels. Price against sales of similar lot sizes in the same jurisdiction, not against tract houses on small lots.

Is Quartz Hill part of Lancaster or Palmdale?

Neither. Quartz Hill is an unincorporated community governed by Los Angeles County, although both cities have annexed nearby land and some city parcels carry a Quartz Hill mailing address.

Can I keep horses on a Quartz Hill property?

Many larger lots are zoned to allow horses and other animals, with limits tied to lot size. Confirm the zoning and animal allowances for the specific parcel with county planning or the applicable city.

Are Quartz Hill homes on septic systems?

Some are and some connect to public sewer, depending on the street. Verify the connection during escrow and have any septic system pumped and inspected.

Who provides water in Quartz Hill?

The Quartz Hill Water District serves much of the community, and other parcels use a county waterworks district or a private well. Ask for the provider and recent bills for the address you are considering.
