Oak Glen Real Estate & Homes for Sale

Most people know Oak Glen from an autumn drive to pick apples and buy cider. Far fewer have looked at it as a place to own property, partly because so little comes up for sale. Oak Glen is a small mountain farming community strung along a single winding road above Yucaipa, and a listing here might be a working orchard, a cabin, a house on acreage or raw hillside. Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed throughout California, can help you evaluate one. Call or text (951) 331-8453.

A Small Market by Design

Oak Glen real estate is limited by geography and land use. The community occupies a high valley in the foothills of the San Bernardino Mountains, with steep national forest and conservation land around it. Much of the usable ground is held by orchard families, some for generations, or by a nonprofit conservancy that operates a preserve here. The number of homes is small, so at any given time there may be only a handful of Oak Glen homes for sale, or none. Buyers who want this setting usually need patience and a willingness to also consider upper Yucaipa and Cherry Valley.

Where Oak Glen Is

Oak Glen is an unincorporated community in San Bernardino County. It has no city government, and addresses use a Yucaipa mailing address. Oak Glen Road is the spine: it climbs out of Yucaipa, loops through the orchards and the small village of shops, then drops south across the county line to Cherry Valley and Beaumont. The elevation is roughly a mile high at the top of the loop, which is what gives the apples their winter chill and the community its regular snowfall.

Kinds of Property Found Here

  • Orchard and farm parcels. Apple orchards, some with packing sheds, farm stands or other visitor-serving buildings.
  • Houses on acreage. Custom homes and older farmhouses on multi-acre sites, often with views down toward the valley.
  • Cabins. A small number of older mountain cabins on wooded lots.
  • Vacant land. Hillside and canyon parcels, many with real constraints on access, slope and water.

Due Diligence on a Mountain Farm Property

Water

Do not assume municipal water. Properties may be served by a private well, a spring, a small local water system or a combination. Ask for well logs, production tests and water quality results, and for an orchard find out what water rights or shares go with the land and how irrigation has actually been supplied in dry years.

Septic and propane

Expect a septic system and a propane tank. Have the septic inspected and located, and confirm whether the tank is owned or leased.

Zoning and commercial use

Buying a farm with a shop, tasting room or event activity is partly a business purchase. San Bernardino County zoning and permits control what agritourism uses are allowed, and approvals do not always pass automatically to a new owner. Confirm the permit status of every structure and activity with the county, and involve an attorney and an accountant if you are acquiring a business along with the land.

Wildfire and what follows it

Oak Glen sits in high fire hazard country, and large wildfires have burned in and around the community in recent years. In the seasons after a fire, heavy rain can bring mud and debris flows down the canyons and close Oak Glen Road. Insurance is a central question: obtain quotes early, ask about the California FAIR Plan if conventional carriers decline, and review defensible space requirements with the local fire authority. Conditions and maps change, so rely on current information.

Snow and access

Winter storms bring snow and ice to the upper loop. Ask who clears the private driveway or shared road, and look at how the roof, gutters and pipes are set up for freezing weather.

Seasonal traffic

From roughly September through November, weekend visitors fill the road. For a resident that affects errands and deliveries. For a farm buyer it is the business.

Selling a Home in Oak Glen

With so few comparable sales, pricing an Oak Glen property takes more judgment than in a tract neighborhood. An appraiser and buyers will look at acreage, usable versus steep land, water, improvements and any income. Sellers help themselves by assembling well and septic records, a survey or parcel map, permits, orchard production history where relevant and insurance information. Marketing should reach beyond the immediate area, since buyers for this kind of land come from across Southern California.

Frequently Asked Questions

Is Oak Glen part of Yucaipa?

No. Oak Glen is an unincorporated community in San Bernardino County that uses a Yucaipa mailing address. County government, not the City of Yucaipa, handles zoning and permits.

Are there many Oak Glen homes for sale?

Usually very few. The community is small and much of the land is held as orchards or preserve, so listings are occasional. Many buyers also search upper Yucaipa and Cherry Valley.

Can I buy an apple orchard in Oak Glen?

Orchard properties do come to market from time to time. Evaluate the water supply, the county permits for any visitor-serving uses and the business records, with help from an attorney and accountant.

Does Oak Glen get snow?

Yes. Its elevation brings regular winter snow and ice, particularly on the upper part of Oak Glen Road. Plan for winter access and cold-weather maintenance.
