Helendale Real Estate & Homes for Sale

Two man-made lakes in the middle of the Mojave Desert are not what most people expect to find on old Route 66 between Victorville and Barstow. Helendale is an unincorporated San Bernardino County community on the Mojave River, and nearly all of its housing is inside one planned development, Silver Lakes. For a conversation about Helendale homes for sale, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

Silver Lakes: The Heart of Helendale Real Estate

Silver Lakes was laid out in the early 1970s as a recreation community. It is built around a North Lake and a South Lake, with a 27-hole golf course threaded between the streets. The Silver Lakes Association is the homeowners association. It owns and runs the lakes, the course, the clubhouse and other shared facilities, and it sets and enforces the community’s rules. Owning here means membership in the association and paying its dues.

Within Silver Lakes you will find:

  • Lakefront homes, many with private boat docks, on both lakes.
  • Golf course homes backing onto fairways.
  • Interior single-family homes, the largest group, built from the 1970s through to recent years.
  • Condominiums and townhomes, some with their own sub-association.
  • Vacant lots, still scattered through the community.

Because building happened over five decades, a 1970s ranch house and a recently built home can be neighbors. Age and condition drive value as much as position.

Reading the HOA Before You Buy

In an association-run lake community, the documents matter as much as the house. Request and read:

  • The CC&Rs and rules, including boat types, sizes and motor limits on the lakes, dock standards, RV and trailer parking, and rental restrictions.
  • The current budget and reserve study, to see how lake, golf course and facility upkeep is funded.
  • Recent meeting minutes, which show planned projects or special assessments.
  • Architectural rules, if you plan to add a patio cover, change landscaping or rebuild a dock.

For lakefront property, have the dock and seawall looked at specifically. They are the owner’s cost in most cases, so confirm responsibility with the association.

Golf course homes and vacant lots

For golf course homes, stand in the back yard and work out where the house sits in relation to tees and landing areas, and whether stray balls reach the windows. Ask the association about current course operations and what play costs members. The association also runs an equestrian center and RV facilities, so ask about availability if those matter to you. If you are buying a vacant lot to build on, get the architectural requirements and any building deadlines from the association, and connection requirements from the services district.

Outside Silver Lakes

Beyond the development, Helendale is open desert and river-bottom farmland with scattered houses and ranches on acreage. These properties work differently: private wells, septic systems, propane, and dirt road access are normal. County zoning governs animals and outbuildings. The Mojave River runs mostly below its sandy bed here but floods in wet years, so check flood maps for anything near the channel.

Desert and Location Realities

  • Distance. Helendale is a rural outpost. Major shopping, hospitals and most employers are in Victorville or Barstow, each a real drive away. Access is by National Trails Highway (Route 66) or west to US 395.
  • Trains. A busy transcontinental freight line follows the river. Listen for it at the property, day and night.
  • Heat and wind. Summers are hot and winds are frequent. Check the age of cooling equipment, the roof and the windows.
  • Utilities. The Helendale Community Services District provides water and sewer service within its area. Confirm what serves a given address.
  • Solar. Find out whether any system is owned or leased.

The Helendale School District operates the local public schools. Confirm enrollment details with the district.

Selling a Home in Helendale

The buyer for a Silver Lakes home is often coming from somewhere else and comparing it with other lake and golf communities across Southern California, not just with the house down the street. That makes presentation important: photographs from the water or the fairway, clear information about association dues and what they cover, and a ready HOA resale package. Lakefront sellers should document dock condition and permits. Pricing should separate lakefront, golf course and interior sales, because they behave as three different markets inside one community.
