Crestline Real Estate & Homes for Sale

Crestline is the first mountain community you reach driving up State Route 18 from San Bernardino, and for many buyers it is the first place they look for a cabin. It is an unincorporated community in the San Bernardino Mountains, governed by San Bernardino County, with Lake Gregory at its center. If you are weighing Crestline homes for sale, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

Crestline Real Estate: What Is for Sale

Crestline developed as a cabin resort in the early twentieth century, and a lot of that building stock is still standing. Typical listings include:

  • Vintage cabins from the 1920s to the 1940s, often small, with knotty pine interiors, stone fireplaces and additions made over the decades.
  • A-frames and chalets from the 1960s and 1970s.
  • Full-time houses of more recent construction with garages and conventional floor plans.
  • Lake view homes on the slopes above Lake Gregory.
  • Vacant lots, many steep and some very hard to build on.

Lots are generally small and wooded, with oak, cedar and pine. There are few tracts in the suburban sense. Every house is different, which makes inspections more important than usual.

Areas Within Crestline

The commercial strip near the top of the highway is known as Top Town. Lake Drive runs down from there to the lake and the main village shops. Valley of Enchantment is a residential pocket on the northwest side with its own small store area. Further west, Cedarpines Park is a separate, more remote community on narrower roads. Sun exposure varies a lot between these areas: a south-facing lot sheds snow much faster than a shaded canyon lot.

Lake Gregory Is Not Lake Arrowhead

Buyers sometimes assume the two lakes work the same way. They do not. Lake Gregory is a San Bernardino County regional park, open to the public, with a swim beach, a walking path around the shore, fishing and boat rentals. Homes do not have private docks on it. Lake Arrowhead, a few miles east, is a private lake with access tied to property ownership. If lake rights are what you want, that is an Arrowhead question. If you want a public lake you can walk to, look at Crestline.

What to Check on a Crestline Cabin

  • Foundation and structure. Many old cabins sit on post-and-pier foundations on a slope. Have them looked at by someone who knows mountain construction.
  • Access and parking. Count the stairs from the road to the door. Check where cars go when snow berms line the street, and whether the driveway is usable in winter.
  • Heat. Identify the real heat source: wall furnace, forced air, wood stove or a mix. Natural gas is available on many streets but not all.
  • Sewer or septic. Much of Crestline is served by a sanitation district, while some properties are on septic. Confirm with the district.
  • Water. Several water providers serve different parts of the community. Find out which one serves the address.
  • Insurance. The mountains are in mapped fire hazard zones. Get a homeowners quote before you remove contingencies, since some owners rely on the California FAIR Plan.
  • Trees. Dead or leaning trees are the owner’s cost to remove. Look up.
  • Permits. Compare decks, lofts and added rooms with county building records.

Short-Term Rentals

San Bernardino County requires a permit to operate a short-term rental in its unincorporated mountain communities, with rules on occupancy, parking and conduct. The rules and fees change. If rental income is part of your plan, read the current ordinance on the county website and confirm that the specific property can qualify before you buy.

Roads and Winter

State Route 18 climbs from San Bernardino, and State Route 138 comes in from the Cajon Pass side past Silverwood Lake. Crestline sits lower than Lake Arrowhead or Big Bear, so storms can bring rain, snow or a mix. Chain requirements, fog and occasional closures are part of winter, and county ploughs clear main roads before side streets. Public schools are part of the Rim of the World Unified School District.

Selling a Home in Crestline

Mountain buyers arrive with a list of worries, so the best listing answers them up front: a recent inspection, septic or sewer confirmation, proof of insurability, permit history and, where relevant, short-term rental permit status. Photographs should show access and parking honestly as well as the fireplace and the deck. Season matters too. Snow sells the setting, but it can hide roofs and yards, so have clear-weather photos ready.

Frequently Asked Questions

Is Crestline a city?

No. Crestline is an unincorporated community, so planning, building permits and road maintenance are handled by San Bernardino County. There is no city hall.

Can I have a private dock on Lake Gregory?

No. Lake Gregory is a county regional park open to the public, and homes around it do not have private docks. Private lake access tied to ownership is a feature of nearby Lake Arrowhead instead.

Can I use a Crestline cabin as a short-term rental?

The county requires a short-term rental permit in the mountain communities and sets conditions for it. Check the current county ordinance and confirm eligibility for the specific property before relying on rental income.

Does it snow in Crestline?

Yes, though Crestline is lower than Lake Arrowhead and Big Bear, so some storms bring rain or a mix. Plan for chains, snow removal and limited street parking in winter.

How do I start a Crestline cabin search?

Call or text Aimee Ghafouri at (951) 331-8453. Let her know whether you want a full-time home, a weekend cabin or a rental property, since the right streets differ for each.
