Coto de Caza Real Estate & Homes for Sale

Past the guard gates, Coto de Caza runs for several miles down a single valley in the foothills of south Orange County, with oak-lined roads, two golf courses, horse trails and wilderness parkland along its edges. It is a private, unincorporated community, so the county and the master association, not a city hall, set the rules. For help with Coto de Caza real estate, call or text Aimee Ghafouri at (951) 331-8453.

Where it is and how you get in

Coto de Caza lies east of Rancho Santa Margarita and Las Flores, with Thomas F. Riley Wilderness Park at its southern end and Caspers Wilderness Park and open ranch land beyond the eastern ridge. Entry is through staffed gates at the north and south ends of the valley. Shopping, the toll road and most services are outside the gates, so drive times from the middle of the community to the nearest store are worth testing in person. Showings require gate clearance arranged in advance by an agent.

Because the community is unincorporated, land use and building permits go through the County of Orange and law enforcement is provided by the Sheriff’s Department. Public schools are part of the Capistrano Unified School District.

Coto de Caza homes for sale

The community began as a private hunting and recreation retreat in the 1960s and was built out as a residential master plan mainly from the 1980s through the early 2000s. The result is more variety than a typical planned community:

  • Condos and townhomes in a few enclaves, the entry point to the market.
  • Production tract homes in named neighborhoods on the valley floor and lower slopes.
  • Semi-custom and custom estates on larger lots, some behind a second set of gates.
  • Golf course homes along the fairways of the Coto de Caza Golf and Racquet Club.
  • Horse property, concentrated in the older, larger-lot sections such as Los Ranchos Estates, where zoning and lot size allow animals to be kept on site.

Association, club and taxes: three separate things

  • The master association. Every owner belongs to the CZ Master Association, which operates the gates, private roads, common areas and architectural review. Many neighborhoods have a sub-association with additional dues.
  • The golf and racquet club. Club membership is not included with a home. It is a separate, optional purchase with its own fees and availability, so ask the club directly.
  • Special taxes. Some tracts carry Mello-Roos or other assessments and some do not. The tax bill for the parcel is the place to look.

Buying horse property in Coto de Caza

Not every large lot is a horse lot. Before relying on a listing’s description, confirm the county zoning, the number of animals allowed, and any limits in the governing documents. Then look at the practical side: how much of the lot is flat and usable, the condition of stalls and fencing, trailer access through the gates and up the driveway, manure handling, and how the property connects to the community trail system and the equestrian center.

Wildfire, slopes and insurance

The community borders thousands of acres of undeveloped chaparral and oak woodland, and much of it is mapped in fire hazard severity zones. Insurance availability and cost can differ sharply from one house to the next. Obtain quotes at the start of escrow, ask about the home’s roof, vents and defensible space, and check the current map with the Orange County Fire Authority. On hillside lots, find out who maintains the slopes and drains, and whether the home is on sewer or a septic system, which applies to some older properties.

With a limited number of roads in and out of the valley, it is also sensible to ask the association about the community’s emergency and evacuation plan before you buy.

Selling a home in Coto de Caza

Buyers cannot drive through on their own, so the online presentation carries more weight here than in an open neighborhood. Strong photography and video, a clear account of lot size and usable land, and accurate details on dues, taxes and club options do the work an open house sign would do elsewhere. With custom homes, comparable sales are few, and pricing needs careful reasoning from the features of the property itself.

Frequently Asked Questions

Is Coto de Caza a city?

No. Coto de Caza is an unincorporated community in Orange County. The county handles permits and zoning, the Sheriff’s Department provides law enforcement, and the master association runs the gates, roads and common areas.

Does buying a home include membership in the golf club?

No. The Coto de Caza Golf and Racquet Club is separate from the homeowners association, and membership is an optional purchase with its own terms. Contact the club for current categories and availability.

Can I keep horses on any lot in Coto de Caza?

No. Horse-keeping depends on county zoning, lot size and the governing documents, and it is concentrated in certain larger-lot sections. Verify what is allowed for the specific parcel before you buy.

Is fire insurance hard to get in Coto de Caza?

It varies by address and by insurer, and conditions in the California insurance market change. Because much of the community is in mapped fire hazard zones, get quotes early in escrow and do not assume the seller’s policy can be matched.

How do I tour houses for sale in Coto de Caza?

Showings need gate clearance, so they are arranged by appointment. Call or text Aimee Ghafouri at (951) 331-8453 and she will set up a search and schedule access to the homes you want to see.
