Anaheim Hills is the eastern end of the City of Anaheim, where the flat grid of the older city gives way to ridges above the Santa Ana River. It is a neighborhood, not a separate city, but it has its own identity in the market: planned hillside tracts, city-light and canyon views, and quick access to the 91. Aimee Ghafouri of 951 Properties is a Temecula-based real estate agent licensed throughout California who represents buyers, sellers and investors. Call or text (951) 331-8453.
What Counts as Anaheim Hills
There is no official boundary, but the name generally covers the part of Anaheim east of the 55 freeway and south of the 91, climbing from Santa Ana Canyon Road into the hills. Yorba Linda is across the river to the north, the City of Orange and Villa Park are to the south and west, and open space runs east toward Weir Canyon and the 241 toll road. Nohl Ranch Road, Serrano Avenue and Weir Canyon Road are the main routes through the hills.
Because it is part of Anaheim, the area gets city services, including water and electricity from the city’s own utility. Schools, however, are a different story: most of Anaheim Hills is served by the Orange Unified School District, not the districts that cover central Anaheim. Confirm the assignment for any address with the district.
Anaheim Hills Homes for Sale: A Quick Field Guide
- Tract homes from the 1970s and 1980s. The western and central hills were built first, with single-family houses on terraced streets and a good number of single-story plans.
- Later tracts to the east. Development continued through the 1990s toward Weir Canyon, including areas marketed as The Summit and The Highlands, with larger two-story homes.
- Condominiums and townhomes. Attached communities line the lower slopes near Santa Ana Canyon Road and are scattered through the hills.
- Golf course homes. Some streets overlook the Anaheim Hills Golf Course, a public course owned by the city.
- Large-lot and custom homes. Peralta Hills and the Mohler Drive area have bigger parcels, a more rural street pattern and some properties set up for horses.
- Gated communities. Several small gated enclaves of custom and semi-custom homes sit on the ridgelines.
Views, Slopes and Lots
Much of the value of houses for sale in Anaheim Hills comes from the lot. A flat, usable rear yard with a view is the scarce combination. Many lots have a level pad and then a slope, uphill or down, and it matters who owns and maintains that slope. Parts of the hills have a history of landslide movement, most notably in the early 1990s, so read the natural hazard disclosure and any geological reports, and consider a geotechnical opinion if the lot raises questions.
Fire Zones and Insurance
The hills border open space, and wildfires driven by Santa Ana winds have reached the neighborhood, including the Canyon Fire 2 in October 2017. Many addresses fall in a mapped fire hazard zone. Before you commit:
- look up the parcel on the current state and city fire hazard maps;
- get an insurance quote in the first days of escrow and ask whether the California FAIR Plan would be involved;
- ask about defensible-space requirements and what the association maintains.
Associations and Special Taxes
A large share of Anaheim Hills has a homeowners association, though many are light-touch associations that mainly maintain slopes and entry landscaping. Condominium and gated communities have fuller budgets. Some of the later eastern tracts were built with special assessment or Mello-Roos districts; whether a charge still applies shows on the property tax bill, so ask to see it.
Commuting From the Hills
The 91 is the lifeline and also the bottleneck. It links west to the 55 and 57 and east through Santa Ana Canyon to Corona and Riverside County, and the 241 toll road heads south from the east end. Try your actual commute at the hour you would drive it before choosing between the west and east sides of the neighborhood.
Selling a Home in Anaheim Hills
Selling a home in Anaheim Hills is largely about presenting the lot honestly and well: the view at different times of day, the usable yard, the condition of slopes and drainage, and insurance information a buyer can act on. Updating matters too, since many homes are at the age where original kitchens, windows and roofs are due. Aimee brings more than 15 years in sales and marketing and a commitment to clear communication.
