Lawndale Real Estate & Homes for Sale

Lawndale calls itself the Heart of the South Bay, and on a map that is accurate: a small inland city a few miles from the sand, with Redondo Beach on one side and Torrance on another. Buyers often arrive here after pricing the beach cities, then discover that Lawndale real estate has its own logic, built around deep lots and second units. This guide explains it. For help with a specific address, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

Lawndale on the Map

Lawndale is an incorporated city (since 1959) covering roughly two square miles. Hawthorne is to the north across Rosecrans Avenue, Redondo Beach lies to the west and southwest, and Torrance is to the south. To the east is the unincorporated county area around Alondra Park and El Camino College, with Gardena beyond it.

The San Diego Freeway (I-405) cuts diagonally across the city. Hawthorne Boulevard is the main commercial spine, running north to south through the center, and Manhattan Beach Boulevard, Marine Avenue and Artesia Boulevard lead west toward the coast. The Metro C Line ends at a station on Marine Avenue just over the Redondo Beach line.

How Lawndale Lots Work

The feature that defines houses for sale in Lawndale is the lot shape. Much of the city was subdivided early in the twentieth century into long, narrow parcels, and a large share of them are zoned for two units. Over time owners added a second house at the rear, or a builder replaced one old bungalow with two or three new detached homes or townhomes running back from the street.

When you read a listing, work out which of these you are looking at:

  • One house on a full lot, often an older bungalow, where the value may lie partly in what could be added.
  • Two houses on one lot under a single title, sold together as income or multi-generational property.
  • A front or rear unit sold separately as a condominium, even though it looks like a detached house. These share a driveway and have a small association or a maintenance agreement.
  • Newer townhome-style homes, usually two or three stories with attached garages.
  • Apartment buildings and a few condo complexes, mostly near the main boulevards.

Lawndale Homes for Sale: Buyer Checklist

  1. Confirm the legal form of ownership. For a detached “condo” on a shared lot, read the CC&Rs or maintenance agreement, find out who insures what, and ask how driveway, fence and sewer repairs are split.
  2. Check permits. Ask the City of Lawndale for the permit record on rear units, garage conversions and additions.
  3. Understand what can be built. Zoning, parking requirements and state accessory dwelling unit law together decide whether a lot can take another unit. The city’s planning counter can tell you what applies.
  4. Listen for the freeway and flight paths. Homes near the 405 vary a lot in noise exposure depending on sound walls and orientation, and parts of the South Bay hear aircraft from Los Angeles International and Hawthorne airports.
  5. Inspect the older systems. On pre-1960 houses, look at foundations, wiring, galvanized pipes and the sewer lateral, which may be shared between front and rear homes.
  6. Review tenant rules. If a unit is rented, California’s tenant protection law may limit rent increases and the reasons for ending a tenancy. Ask an attorney how it applies.

Close to the Beach, Without the Coastal Zone

Lawndale has no coastline and sits outside the coastal zone, so remodels do not involve coastal permits. The beaches and piers of Redondo, Hermosa and Manhattan Beach are a short drive or bike ride west. A southward extension of the Metro C Line toward Torrance has been studied along a rail corridor through this part of the South Bay. Routes and timing change, so check current status with Metro before treating it as a factor in a purchase.

Schools and City Services

Elementary and middle schools are run by the Lawndale Elementary School District, and high schools by the Centinela Valley Union High School District. Confirm assignments for an address with the districts. Law enforcement is provided under contract by the Los Angeles County Sheriff’s Department.

Selling a Home in Lawndale

Selling a home in Lawndale starts with identifying your likely buyer. A single house on a full two-unit lot may appeal to an owner-occupier, to someone wanting to add a rear home, or to a builder, and each values it differently. Before listing:

  • Get written confirmation of the zoning and lot dimensions.
  • Collect permits for everything on the site.
  • If you are selling half of a two-unit condominium, have the governing documents, insurance details and any shared-expense records ready.
  • Compare against sales of the same property type. A detached rear condo, a full lot and a townhome are priced differently even on the same street.

Frequently Asked Questions

Is Lawndale a beach city?

No. Lawndale is an inland South Bay city with no coastline, a few miles east of the beaches in Redondo, Hermosa and Manhattan Beach. It is outside the coastal zone, so coastal permits do not apply.

Why are there two houses on so many Lawndale lots?

Many parcels are long, narrow and zoned for two units, so a second home at the rear is common. Some are sold together on one title and others are sold separately as condominiums, so check the legal form of each listing.

What should I check when buying a detached condo in Lawndale?

Read the CC&Rs or maintenance agreement, confirm how insurance and shared repairs are handled, and ask your lender whether the two-unit association meets its requirements. An inspector should also look at the shared driveway and sewer line.

Which school districts serve Lawndale?

The Lawndale Elementary School District covers the lower grades and the Centinela Valley Union High School District covers high school. Verify the assigned schools for an address with the districts.
