La Mirada Real Estate & Homes for Sale

La Mirada was laid out in the 1950s as a planned community on former ranch and olive grove land, and it still reads that way: curving residential streets, parks inside the tracts, shopping at the main intersections and very little industry mixed in among the homes. It is the last Los Angeles County city before the Orange County line, which shapes who shops here and what they compare it with. What La Mirada Homes for Sale Look Like

Most La Mirada homes for sale are single-story ranch houses built between the mid-1950s and the 1960s, on lots large enough for a driveway, a garage and a usable back garden. Within that pattern there is more range than first appears:

  • Original tract homes: three and four bedroom ranch houses across the central and western parts of the city. Some are close to original condition, while others have been extended or rebuilt behind the same roofline.
  • Hillside streets in the north and east: the land rises toward the Orange County line, and homes on these streets tend to be larger, with some views across the basin. Granada Heights is one name used for the northern slopes.
  • Hillsborough: a gated community of newer, larger homes in the eastern hills, governed by a homeowners association.
  • Golf course area: streets around the La Mirada Golf Course, a public course run by Los Angeles County, include homes that back onto the fairways.
  • Condos and townhomes: several attached communities, mostly from the 1970s and 1980s, sit along Imperial Highway, La Mirada Boulevard and other main roads.

Location and Layout

La Mirada is an incorporated city in the southeast corner of Los Angeles County. Whittier and unincorporated county neighborhoods are to the north, Santa Fe Springs and Norwalk to the west, and Cerritos touches the southwest. On the Orange County side, La Habra, Fullerton and Buena Park wrap around the east and south. Interstate 5 clips the southwest corner, and Imperial Highway, Rosecrans Avenue, La Mirada Boulevard and Valley View Avenue carry most local traffic, with Beach Boulevard just to the east.

Biola University occupies a campus in the middle of the city. Civic facilities are grouped around La Mirada Boulevard, including the La Mirada Theatre for the Performing Arts, and the large county-owned La Mirada Regional Park holds the Splash! aquatics center. La Mirada Creek runs through a linear park on the north side.

Buying a Mid-Century House: What to Inspect

Houses for sale in La Mirada are mostly sixty to seventy years old, so the inspection matters more than the staging. Ask about:

  1. Plumbing. Many homes of this era were built on concrete slabs with supply lines beneath, and original drain lines may be cast iron. A sewer camera inspection is inexpensive compared with a surprise later.
  2. Electrical capacity. Original panels were sized for a different era and may need upgrading for air conditioning, solar or car charging.
  3. Permits for additions, enclosed patios, garage conversions and accessory dwelling units. The City of La Mirada can tell you what is on file.
  4. Roof, windows and insulation, which affect comfort and running costs more than cosmetic updates do.
  5. For condos and gated communities, the association’s budget, reserve study, rules and any pending assessments.

On hillside streets, also look at retaining walls and drainage, and read the natural hazard disclosure for seismic and other mapped zones.

Near Biola: Rentals and Investors

The university creates steady demand for rooms and rental houses within a short distance of campus. If you are buying as an investor, or buying a house that has been used as a shared rental, ask the city what rules apply to rentals, occupancy and parking, and what state law requires of landlords. Rules of this kind change, so confirm them with the city directly instead of relying on what a previous owner did.

Selling a Home in La Mirada

Buyers here often search both sides of the county line, so selling a home in La Mirada means being ready for comparison with Buena Park, La Habra, Fullerton and Whittier. Practical steps:

  • Fix or disclose the known items an inspector will find, especially plumbing and electrical.
  • Gather permits and receipts for remodels and additions.
  • Present the lot well. Single-story homes on wide lots are a main draw of the city.
  • Price from recent sales in your own tract, adjusting for condition and additions.
