El Segundo Real Estate & Homes for Sale

Almost all of El Segundo’s housing fits into one corner of the city: a walkable grid of streets west of Pacific Coast Highway, between Los Angeles International Airport to the north and the Chevron refinery to the south. The rest of the city is offices, aerospace campuses and industry. That makes El Segundo real estate a small market with its own rules of thumb. To talk through a purchase or sale, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

A Small Residential Grid in a Big Employment City

El Segundo is an incorporated beach city in the South Bay of Los Angeles County. The name, Spanish for “the second”, refers to the second oil refinery Standard Oil built in California, and the refinery still occupies the southwest part of the city. Imperial Highway and the airport form the northern boundary, Rosecrans Avenue separates El Segundo from Manhattan Beach on the south, and the 405 runs just past the eastern edge near Hawthorne.

Main Street is the old downtown, with City Hall, the library and the high school close by. East of Pacific Coast Highway the land use changes almost completely to corporate offices, aerospace and defense facilities, studios and retail centers, served by the 105 freeway and the Metro C Line.

What El Segundo Homes for Sale Look Like

Because the residential area is only a couple of miles across, the mix of El Segundo homes for sale changes block by block:

  • Original cottages and bungalows: small houses from the 1920s through the 1950s, many on alley-served lots.
  • Rebuilt and new homes: two-story houses that replaced older ones, sometimes two on a lot where zoning allows.
  • Hill streets: the west side rises to a ridge above the coast, and some homes there have ocean or city-light views.
  • Condos and townhomes: concentrated on the multi-family blocks toward the east and north sides of the grid, in complexes of varied age.
  • Small income properties: duplexes, triplexes and apartment buildings mixed through the same blocks.

Smoky Hollow, the district of low industrial buildings between the homes and Pacific Coast Highway, has been converting to creative offices and is a commercial market, not a residential one.

Airport, Refinery and Coast: Checks Before You Buy

  1. Aircraft noise. Homes nearer Imperial Highway hear more of the airport. Many were sound-insulated under a past airport-funded program. Ask the seller whether the home took part, what was installed, and whether any easement was recorded as a result. Visit at several times of day.
  2. Refinery proximity. On the southern blocks, ask about flaring notices and odor history, and read the environmental section of the natural hazard disclosure.
  3. Coastal air. Salt and marine moisture are hard on windows, metal railings and exterior paint. Have the inspector check them.
  4. Zoning and lot use. If you plan to rebuild or add a unit, confirm zoning, height limits and parking rules with the City of El Segundo planning division.
  5. Older systems. Original cottages may still have knob-and-tube wiring, galvanized pipe or unbolted foundations. A sewer lateral inspection is worth the small cost.

El Segundo’s shoreline is a narrow public beach below the refinery and power plant sites. There are no beachfront houses here, which is a real difference from the cities to the south.

Condos, Associations and Rentals

For condominiums, read the association’s budget, reserve study, insurance summary and meeting minutes, and ask about balcony and deck inspections that state law now requires of many associations. Investors should confirm current state tenant rules and ask the city about any local requirements, including its position on short-term rentals, before relying on projected income.

Selling a Home in El Segundo

With so few houses for sale in El Segundo at any one time, each listing is compared closely with the handful around it. Sellers do well to have permits organized, to document sound insulation and any system upgrades, and to price by micro-location: distance from the airport, the refinery and Main Street all matter to buyers. Lot zoning also matters, since a builder and an owner-occupier may value the same parcel differently.

Schools and City Services

The residential area is served by the El Segundo Unified School District, and the city runs its own police, fire, library and recreation departments. Verify school assignment for an address with the district, and do not rely on a listing’s summary.

Frequently Asked Questions

Where are the homes in El Segundo?

Nearly all housing is in the northwest part of the city, west of Pacific Coast Highway and north of El Segundo Boulevard. The eastern side is offices, aerospace and commercial property.

Are there beachfront homes in El Segundo?

No. The city’s coastline is a public beach backed by refinery and utility land, so there is no row of oceanfront houses. Some homes on the western hill streets have ocean views.

How much does airport noise affect El Segundo homes?

It varies by block and is strongest toward the northern edge near Imperial Highway. Many homes were sound-insulated through a past program, so ask the seller for records and visit the property at different times before deciding.

Which school district serves El Segundo?

Homes in the residential part of the city are in the El Segundo Unified School District. Confirm the assigned schools for a specific address with the district.

How do I start a search for real estate in El Segundo?

Call or text Aimee Ghafouri at (951) 331-8453 with your property type and timing. Because few homes are listed at once, an alert-based search and quick showings are usually the practical approach.
