Culver City Real Estate & Homes for Sale

Film studios, a walkable downtown and a rail line to both Santa Monica and downtown Los Angeles are packed into about five square miles in Culver City. It is its own city, not a district of Los Angeles, and that distinction matters when you buy. Below is a neighborhood-by-neighborhood look at Culver City real estate and the local rules worth knowing. To talk through a purchase or sale, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.

A Separate City on the Westside

Culver City incorporated in 1917 and is almost entirely surrounded by the City of Los Angeles, with Palms and Mar Vista to the north and west, Del Rey and Westchester toward the southwest, and the Baldwin Hills and unincorporated Ladera Heights to the southeast. The San Diego Freeway (I-405) crosses the city, the Santa Monica Freeway (I-10) runs just north, and the Marina Freeway (SR-90) touches the southern end. Ballona Creek and its bike path cut diagonally through town toward the ocean.

The city has its own police and fire departments, its own planning and building department, and the Culver City Unified School District. Many nearby addresses carry a “Culver City” mailing name but sit inside Los Angeles, which means different permit offices, different rental rules and different transfer taxes. Check the jurisdiction of every address.

Culver City Homes for Sale by Neighborhood

  • Carlson Park: tree-lined streets around a small park east of downtown, with Spanish-style and traditional houses from the 1920s through the 1940s.
  • Park West and Veterans Park: postwar single-family homes on a regular grid near Veterans Memorial Park, many since remodelled or rebuilt.
  • Sunkist Park: a tract of 1950s houses south of Ballona Creek and west of the 405.
  • Culver Crest and Blair Hills: hillside streets with mid-century homes and views across the basin. Blair Hills sits next to the Baldwin Hills Scenic Overlook.
  • Fox Hills: the southern end of the city, dominated by large condominium complexes and offices near the 405 and SR-90.
  • Downtown and the Arts District: a smaller number of condos, lofts and older bungalows close to restaurants, the Culver Studios and the Metro E Line station.
  • Raintree and Tara Hill: planned condo and townhome communities with shared grounds and associations.

Studios, Offices and the E Line

Sony Pictures Studios occupies the historic MGM lot, and the Culver Studios sits beside downtown. In recent years large technology and streaming companies have opened offices around downtown and the Hayden Tract, a former industrial area known for experimental architecture. The Metro E Line stops at Culver City station on the eastern side of town. Proximity to these job centers is a main reason houses for sale in Culver City draw strong interest, and it also means construction, traffic and parking vary block by block.

Buying a House Here: Practical Points

  1. Age of the home. Much of the housing is seventy to a hundred years old. Ask about foundation bolting, knob-and-tube or cloth wiring, cast iron and clay sewer lines, and unpermitted garage conversions. A sewer camera inspection is routine.
  2. Hillside lots. In Culver Crest and Blair Hills, look at slope stability, drainage and retaining walls, and consider a geotechnical review. The city has applied special limits on some hillside construction, so confirm what can be added.
  3. Oil field proximity. The Inglewood Oil Field lies in the Baldwin Hills on the city’s eastern edge. Review the natural hazard and environmental disclosures for nearby addresses.
  4. Additions and ADUs. Culver City has its own zoning code and design standards. Speak with the city’s planning counter before assuming a second story or accessory unit will be approved.
  5. Airport noise. Parts of the city are under or near flight paths for Los Angeles International and Santa Monica airports.

Condos in Fox Hills and Beyond

Condos are the most common entry point into Culver City real estate. For any unit, read the association budget, reserve study, meeting minutes and insurance summary. Ask whether balconies and elevated walkways have been inspected under California’s inspection law for associations, whether special assessments are planned, and whether the complex meets your lender’s requirements. Older buildings with ground-floor parking may also be subject to seismic retrofit rules.

Rental Property and Local Rent Rules

Culver City adopted its own rent control and tenant protection ordinances, separate from those of Los Angeles. If you are buying a duplex, triplex or apartment building, confirm with the city’s housing division how the rules apply to that property, including registration, allowable increases and any relocation obligations.

Selling a Home in Culver City

Selling a home in Culver City rewards preparation. Buyers and their agents tend to be well informed, so gather permits for every remodel and addition, order a pre-listing sewer and general inspection if the house is older, and price against recent sales in your own pocket of the city. A Carlson Park bungalow, a Sunkist Park ranch and a Fox Hills condo are three different markets.

Frequently Asked Questions

Is Culver City part of Los Angeles?

No. Culver City is an independent incorporated city with its own government, police, fire department and school district. Some surrounding Los Angeles neighborhoods use a Culver City mailing address, so confirm the jurisdiction for any property.

Where are most condos in Culver City?

The largest concentration is in Fox Hills at the south end of the city, with other complexes such as Raintree and Tara Hill elsewhere. Review each association’s finances, rules and inspection records before buying.

Does Culver City have rent control?

Yes, the city has its own rent control and tenant protection ordinances. The details differ from those in the City of Los Angeles and can change, so confirm how they apply to a specific building with Culver City’s housing division.

Which school district serves Culver City?

Addresses inside the city limits are served by the Culver City Unified School District. Homes with a Culver City mailing address that are actually in Los Angeles fall under Los Angeles Unified, so verify with the district.
