Wrightwood Real Estate & Homes for Sale

Pines, steep roofs and a ski resort down the road: Wrightwood is a compact mountain village in the San Gabriel Mountains where cabins from the 1920s stand beside modern year-round homes. Aimee Ghafouri of 951 Properties is a Temecula-based real estate agent licensed across California, working with buyers, sellers and investors. For Wrightwood homes for sale, call or text (951) 331-8453.

Where Wrightwood Is

Wrightwood is an unincorporated community, almost all of it in San Bernardino County, right at the Los Angeles County line. It sits in a high valley on the north side of the San Gabriel range, on State Route 2, the Angeles Crest Highway. Most people arrive from Interstate 15 in the Cajon Pass by way of Highway 138 and then Highway 2. The Mountain High ski area is a few minutes west of the village, and the Pacific Crest Trail passes along the ridge above.

There is no city government. San Bernardino County handles planning, building permits and roads, and a local community services district looks after certain services. The village center along Park Drive has the market, restaurants and shops. The high desert communities of Phelan and Pinon Hills are just down the north slope, and the nearest large shopping is in the Victor Valley.

Cabins and Houses for Sale in Wrightwood

  • Vintage cabins: small wood-sided or log cabins from the early decades of the community, often with stone fireplaces, knotty pine and later additions.
  • A-frames and chalets: mid-century mountain designs, popular as weekend places.
  • Full-time homes: larger houses built from the 1970s onward with garages, insulation and heating suited to living here all winter.
  • Vacant lots: scattered parcels, many sloped or wooded, where building depends on septic feasibility, access and county fire standards.

Lots on the valley floor are flatter and nearer the village. Streets climbing the slopes on either side trade easier access for views and, in places, more sun or more shade, which matters a good deal when snow is on the ground.

Fire, Mud and the Fault

Wrightwood real estate comes with natural hazards that should be faced squarely.

  • Wildfire: the community is surrounded by national forest. The Bridge Fire in September 2024 reached Wrightwood and destroyed homes. Fire hazard zone status, defensible space rules and insurance availability belong at the top of any buyer’s list. Recovery and rebuilding conditions change, so confirm the current picture with the county.
  • Debris flows: the canyons above the village have sent mud and rock through parts of the community after heavy rain more than once in its history, and burned slopes raise that risk. Ask about a lot’s position relative to drainage channels.
  • Earthquake: the San Andreas Fault runs through the Wrightwood valley. The natural hazard disclosure will show whether a parcel is in a mapped fault zone.

Speak with an insurance agent before you write an offer, not after. Coverage can decide whether a purchase works.

Septic, Snow and Mountain Upkeep

Homes in Wrightwood use individual septic systems. Order a septic inspection, ask for pumping records and confirm the system’s permitted size matches the bedroom count, especially where a cabin has been enlarged. Water is delivered by a private water utility, not a city department, so ask the seller for recent bills and confirm the provider for the address. Also check:

  • Who clears the road in winter, and how the driveway handles snow and ice.
  • Roof age, snow load capacity and signs of ice damage.
  • The condition of wood stoves, chimneys and propane or gas heating.
  • Trees close to the structure, and any dead or beetle-damaged pines.
  • Permits for additions, decks and converted spaces, through San Bernardino County.

Weekend Cabins and Short-Term Rentals

Because Wrightwood is unincorporated, short-term rentals fall under San Bernardino County’s permit program for its mountain communities. The county sets occupancy, parking and inspection conditions and can revise them. Check current requirements with the county and never assume an existing permit transfers with the sale.

Selling a Home in Wrightwood

Wrightwood homes sell as full-time residences, as weekend cabins for owners from the Los Angeles basin and the Inland Empire, and as bases for ski season. A seller who can hand over a recent septic report, proof of defensible space work, insurance history and permit records removes the main reasons deals stall in the mountains. Timing and photography should make use of the seasons.

Frequently Asked Questions

Is Wrightwood a city?

No. Wrightwood is an unincorporated community governed by San Bernardino County, with a small part reaching the Los Angeles County line. Building permits, short-term rental permits and road questions go to the county.

Are homes in Wrightwood on sewer?

Homes here use private septic systems. A septic inspection and a check of the system’s permitted capacity are standard steps when buying.

Was Wrightwood affected by the Bridge Fire?

Yes. The Bridge Fire of September 2024 burned into the community and destroyed homes. Conditions on affected streets, rebuilding rules and insurance availability continue to change, so confirm current information with San Bernardino County and an insurer.

How close is Wrightwood to skiing?

The Mountain High ski area is a few minutes west of the village on Highway 2. That proximity is a main reason buyers look at cabins here for winter weekends.
