Los Alamitos Real Estate & Homes for Sale

Los Alamitos is one of the smallest cities in Orange County, and a military airfield takes up a large share of what land there is. The result is a compact residential area with few listings at any one time, pressed against the Los Angeles County line. If you are weighing Los Alamitos real estate, Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed across California, can help you buy or sell. Call or text (951) 331-8453.

Los Alamitos on the Map

Los Alamitos is an incorporated city in the northwest corner of Orange County. Cypress lies to the north and east, Seal Beach to the south, the unincorporated community of Rossmoor to the southwest and Long Beach, in Los Angeles County, to the west. Katella Avenue and Los Alamitos Boulevard are the two main commercial streets, and they cross near the center of town. The 605 freeway passes just to the west and connects quickly to the 405 and the 22.

The southern half of the city is the Joint Forces Training Base, an active military installation with an airfield. It is not open to the public, and it explains why the city’s homes are concentrated in the northern portion.

The Mailing Address Question

A Los Alamitos mailing address does not always mean a home is inside the city. Rossmoor uses a Los Alamitos address but is unincorporated and governed by the County of Orange, with its own community services district. That affects which agency handles permits, policing and local rules. If the distinction matters to you, look up the parcel with the county, not the postal address.

Los Alamitos Homes for Sale: Neighborhoods and Types

  • Old Town. The older blocks near the center of town, around Los Alamitos Boulevard, hold a mix of small original houses, rebuilt homes, duplexes and small apartment buildings on a traditional street grid.
  • Carrier Row. A tract of mid-century single-story houses whose streets are named after aircraft carriers, a nod to the base next door.
  • East-side tracts. East of Los Alamitos Boulevard, neighborhoods of ranch homes from the 1950s through the 1970s make up much of the detached housing, with some two-story models in the later phases.
  • Condominiums and townhomes. Attached homes are found near Katella Avenue and around the medical center, and are the usual entry point for buyers who want a Los Alamitos address.
  • Small multifamily. Duplexes, triplexes and fourplexes come up for sale in the older sections and draw investors as well as owner-occupiers.

What Buyers Should Look Into

Aircraft noise

The base flies helicopters and fixed-wing aircraft, and Long Beach Airport is a few miles west. Flight activity varies from week to week. Visit the property more than once, at different hours, and read the airport and military disclosures provided in escrow.

School district boundaries

The Los Alamitos Unified School District serves the city, Rossmoor and part of Seal Beach. Because the district is a common reason people search here, confirm the assigned schools for the exact address with the district, and do not rely on a listing remark.

Age and condition

Most houses are fifty to seventy years old. An inspector should look at the sewer line, plumbing, electrical service and roof, and you should compare the square footage in the listing against the permit record held by the city.

Lot and expansion potential

Lots are modest. If you plan to add a second story or an accessory dwelling unit, ask the City of Los Alamitos planning staff what the current standards allow on that parcel.

Flood zone status

This is low, flat ground near Coyote Creek and the San Gabriel River channel. Look up the parcel on the current federal flood map and ask an insurance agent whether flood coverage is required or simply worth pricing.

Race track and event traffic

Los Alamitos Race Course, despite its name, is across the line in Cypress along Katella Avenue. Homes near that corridor notice the traffic on event days.

Selling a Home in Los Alamitos

With so few houses for sale in Los Alamitos at a time, sellers sometimes assume any price will hold. Buyers typically also look at Rossmoor, Cypress and the College Park areas of Seal Beach, so the comparison set is wider than the city limits. Selling a home in Los Alamitos goes better with a pre-listing look at condition, clear information about schools and boundaries, and marketing that reaches buyers across both counties. Aimee draws on more than 15 years in sales and marketing, and she keeps communication direct and regular.

Choosing a Los Alamitos Real Estate Agent

Aimee is based in Temecula and grew up in Murrieta. She is not a Los Alamitos local, and it would be wrong to say otherwise. What she offers is statewide licensing, careful preparation and steady follow-through, which matters most for clients whose move connects this corner of Orange County with the Inland Empire. Use the contact page or call (951) 331-8453.

Nearby Places

The usual comparisons are Rossmoor, Seal Beach, Cypress and La Palma, along with West Garden Grove a little to the east.

Frequently Asked Questions

Is Rossmoor part of Los Alamitos?

No. Rossmoor has a Los Alamitos mailing address but is an unincorporated community governed by the County of Orange. The two share the Los Alamitos Unified School District.

What is the Joint Forces Training Base?

It is an active military installation with an airfield that occupies the southern part of the city. Buyers should expect some aircraft noise and should review the related disclosures.

Why are there so few Los Alamitos homes for sale?

The city is small and much of its land is taken up by the base, so the number of homes is limited. Listings appear in small numbers, and it helps to have a search set up in advance.

What is Carrier Row?

Carrier Row is a neighborhood of mid-century single-story houses on streets named after aircraft carriers. It is one of the best-known tracts in the city.
