The eucalyptus trees are the first thing people notice in Scripps Ranch. Tall groves shade the older streets and screen houses from one another, a legacy of the ranch that newspaper publisher E.W. Scripps established here around 1900. Aimee Ghafouri of 951 Properties is a Temecula-based real estate agent, licensed throughout California, who helps buyers, sellers and investors along the Interstate 15 corridor. A San Diego Neighborhood on Interstate 15
Scripps Ranch is a community within the City of San Diego, not a separate town. It sits on the east side of Interstate 15 in the 92131 ZIP code, with Marine Corps Air Station Miramar to the south, Poway to the north and east, and Mira Mesa across the freeway. Pomerado Road and Scripps Poway Parkway are the main east-west routes. City planning divides it into two areas, Scripps Miramar Ranch in the south and Miramar Ranch North above it, and residents generally treat them as one community.
Scripps Ranch Homes for Sale by Section
- The older south. Around Pomerado Road, Scripps Ranch Boulevard and Lake Miramar, homes date mostly from the 1970s and 1980s. Lots are often irregular, streets curve with the terrain and the tree cover is heaviest. Many of these homes have no homeowners association or a modest one.
- Miramar Ranch North. Built largely in the 1990s north of the lake and along Scripps Poway Parkway, with two-story stucco houses, tile roofs, cul-de-sacs and HOAs.
- Stonebridge Estates. On the far eastern edge, this is the newest section, with larger homes on wide lots, open hills around it and Mello-Roos assessments.
- Condos and townhomes. Attached complexes are found near the freeway, along Scripps Ranch Boulevard and in the northern section, at several ages and sizes.
Lake Miramar and the Outdoors
Miramar Reservoir, known locally as Lake Miramar, is a city drinking-water reservoir ringed by a paved path of roughly five miles used for walking, running and cycling. Lake view homes sit on the streets above its north and west shores. Trails also run through the eucalyptus greenbelts and canyons between neighborhoods. A community civic association organizes events, including a long-running Fourth of July parade.
What to Check Before You Buy in Scripps Ranch
- Wildfire history and insurance. The 2003 Cedar Fire destroyed several hundred homes here, and many streets were rebuilt afterward. Large parts of the community are mapped in very high fire hazard zones. Get insurance quotes early and review the city’s brush management rules for lots next to canyons.
- Trees. Mature eucalyptus can drop limbs, lift hardscape and add fuel. Have an arborist look at large trees close to a house, and ask the HOA or city who is responsible for trees in adjoining open space.
- Aircraft noise. Military aircraft from MCAS Miramar fly near parts of Scripps Ranch. Disclosures will state whether a property is in the airport influence area, and a few visits at different times will tell you more than a map.
- Mello-Roos and HOAs. Newer tracts, Stonebridge in particular, carry special assessments. Review the tax bill and association documents for the address.
- Age of systems. In the older section, check roofs, plumbing, original aluminum windows, drainage on sloped lots and the permit history of additions.
- Schools. Scripps Ranch is in the San Diego Unified School District. Confirm assigned schools with the district.
Selling a Home in Scripps Ranch
Buyers weigh Scripps Ranch real estate against Poway, Rancho Peñasquitos and Carmel Mountain Ranch, so a listing should be clear about what sets it apart: lot size and privacy, a lake or canyon view, a rebuilt or updated structure, owned solar, or the absence of Mello-Roos. Sellers benefit from gathering permits, proof of brush clearance, tree maintenance records and current insurance details in advance. Aimee prices against recent sales in the same section of the community and handles marketing and negotiation with steady communication.

She is licensed statewide, researches each property carefully and treats service to her clients as the job. Everyday Practicalities
Shopping is concentrated near the freeway at Scripps Poway Parkway and at smaller centers along Scripps Ranch Boulevard and Spring Canyon Road. Interstate 15 has managed express lanes through this stretch, and the nearest large employment areas are Sorrento Valley, Kearny Mesa and the business parks at the north end of the community. Expect hills. Few streets are flat for long.
Nearby Communities
- Poway, the separate city to the north and east.
- Rancho Peñasquitos, northwest across Interstate 15.
- Rancho Bernardo, farther north on the freeway.
- Carmel Valley, west along State Route 56.
- San Diego, for an overview of the whole city.
Frequently Asked Questions
Is Scripps Ranch its own city?
No. Scripps Ranch is a community of the City of San Diego, with city services and San Diego addresses. The City of Poway next door is a separate municipality with its own government and school district.
Was Scripps Ranch affected by wildfire?
Yes. The Cedar Fire in October 2003 destroyed several hundred homes in Scripps Ranch, and the affected streets were later rebuilt. Fire hazard mapping, brush clearance and insurance remain important questions for buyers here.
Can you hear jets from MCAS Miramar in Scripps Ranch?
In some parts, yes. Noise depends on the location and on flight operations, which vary. Review the airport influence area disclosure and visit the property several times before deciding.
Does Scripps Ranch have Mello-Roos?
Some newer tracts do, most notably Stonebridge Estates, while much of the older community does not. Check the tax bill for the specific property to see current assessments and when they end.
How do I search for Scripps Ranch homes for sale?
Call or text Aimee Ghafouri at (951) 331-8453 and tell her which matters most: lot size, a lake view, a newer home or lower monthly assessments. She will set up a search by section and explain the differences.
