Imperial Beach Real Estate & Homes for Sale

The last beach city before the border, Imperial Beach occupies the southwest corner of San Diego County with the Pacific on one side, the south end of San Diego Bay on another and the Tijuana River estuary below it. It is a small incorporated city with a pier, a compact street grid and a housing stock that is older and more varied than most of the county’s coast. Aimee Ghafouri of 951 Properties, a Temecula-based real estate agent licensed across California, works with buyers, sellers and investors. Reach her at (951) 331-8453.

How Imperial Beach Is Laid Out

Palm Avenue, which carries State Route 75, is the main commercial street and the way in from Interstate 5. It bends north at the west end of town and becomes the Silver Strand highway to Coronado. Seacoast Drive runs along the oceanfront, past the pier and down a narrow spit of land with the beach on one side and the estuary on the other. East of Seacoast the city is a grid of residential streets. The southern edge meets the Tijuana River National Estuarine Research Reserve and a Navy helicopter landing field, and the northern edge meets the salt ponds and wildlife refuge at the foot of the bay.

Imperial Beach Homes for Sale: The Housing Stock

  • Beach cottages and small mid-century houses. Much of the grid was built in the decades after the Second World War. Expect single-story houses on modest lots, many remodelled, some still original.
  • Oceanfront and near-ocean condos. Seacoast Drive has most of the condo buildings, from older low-rise complexes to newer mixed-use buildings near the pier.
  • Duplexes and small apartment buildings. Two-to-four unit properties are scattered through the grid and draw investor interest.
  • Newer infill. Townhomes and detached houses on split lots have replaced some older homes.
  • Bay-side streets. Homes at the north end sit close to the Bayshore Bikeway and the refuge.

Ocean Water Quality: The Issue Every Buyer Should Research

Imperial Beach has a long-running problem that an honest page cannot skip. Sewage and polluted runoff crossing the border through the Tijuana River have led to frequent and sometimes prolonged beach closures here. Residents have also reported odors in parts of the city nearest the river valley. Governments on both sides of the border have committed to treatment plant repairs and expansion, and conditions may improve, but nobody can promise a timeline. Before buying, read the county’s beach water quality postings, look at the closure history, visit in different seasons, and decide for yourself how it bears on your use of the property. Sellers should expect informed buyers to ask about it.

Flooding, the Coastal Zone and Other Checks

  • Flood exposure. The city is low and nearly surrounded by water. Streets near the estuary, the bay and the south end of Seacoast Drive can be in mapped flood zones. Check the flood map for the exact parcel and price flood insurance during your contingency period.
  • Coastal permits. Much of Imperial Beach lies within the coastal zone, which can add a coastal development permit to remodels and new construction. Ask the city’s community development department.
  • Helicopter noise. The Navy landing field at the south end is active. Spend time at the property on a weekday.
  • Short-term rentals. The city limits where and how they can operate. Confirm the current rules and zoning for a specific address with the city.
  • Older-home inspections. Salt air is hard on windows, railings, roofs and exposed metal. Add a sewer line inspection for older houses and review reserve studies and balcony inspection reports for condos.

Buying Houses for Sale in Imperial Beach as an Investment

Small multi-unit buildings and condos near the sand attract investors, but the numbers depend on details that vary by parcel: zoning, parking, whether units were legally permitted, state and local rent rules, and insurance. A lender, an insurance broker and the city can each answer part of that picture. Aimee can help you assemble the questions and the documents. She will not guess at rents or returns.

Selling a Home in Imperial Beach

Buyers here compare Imperial Beach real estate with every other beach city in the county, so a listing should be specific about what this house offers: blocks to the sand, lot size, parking, permitted work and room to expand. Have your permit records ready, disclose what you know about flooding and odors, and fix salt-air maintenance items that inspectors always flag. Aimee brings more than 15 years of sales and marketing experience to presentation and pricing strategy.

Schools and Getting Around

Elementary schools are in the South Bay Union School District and high schools in the Sweetwater Union High School District. Verify assignments by address with the districts. Interstate 5 is just east of the city, and trolley stations on the Blue Line are a short drive away in the neighboring San Diego communities.

Frequently Asked Questions

Why is the beach in Imperial Beach often closed?

Sewage and polluted flows from the Tijuana River have caused frequent closures of the Imperial Beach shoreline. Infrastructure work has been funded on both sides of the border, but timing is uncertain. Check the county’s current beach water quality reports and closure history before you buy.

Are homes in Imperial Beach in a flood zone?

Some are. The city is low-lying with the ocean, the bay and the Tijuana River estuary around it, and parcels near those edges may be in mapped flood zones. Look up the specific parcel and get a flood insurance quote early.

What types of homes are for sale in Imperial Beach?

Mostly small single-story houses and beach cottages from the post-war decades, condos along Seacoast Drive, duplexes and small apartment buildings, and some newer townhomes and infill houses. Condition varies widely from one house to the next.

Can I use an Imperial Beach property as a short-term rental?

It depends on the zone and the city’s current ordinance, which restricts where short-term rentals may operate. Confirm the rules for the exact address with the City of Imperial Beach before you make an offer based on rental income.
