Lakeland Village is the strip of unincorporated Riverside County along the southwest shore of Lake Elsinore, strung out on Grand Avenue between the lake and the Elsinore Mountains. Its real estate is older, more varied and less uniform than the tracts across the water. For a straight conversation about buying or selling here, call or text Aimee Ghafouri of 951 Properties at (951) 331-8453.
Where Lakeland Village Begins and Ends
The community runs for several miles along Grand Avenue, from the area near the foot of the Ortega Highway (Highway 74) southeast toward the Wildomar city limit. The lake is on one side and the steep front of the Santa Ana range, part of the Cleveland National Forest, is on the other. Addresses say Lake Elsinore, but Lakeland Village is not inside the City of Lake Elsinore. The County of Riverside is the local government, which affects permits, zoning and code questions.
Interstate 15 is reached by going around either end of the lake, through Lake Elsinore to the north or Wildomar to the south.
What Lakeland Village Homes for Sale Look Like
There is no single style. The area was subdivided long before modern planned communities, and it shows:
- Older cottages and cabins-turned-houses. Small homes from the lake’s early resort decades, often enlarged over time.
- Manufactured homes on their own lots. Common on the side streets between Grand Avenue and the hills.
- Custom and hillside homes. Built one at a time on the uphill side, some with wide lake view outlooks.
- Lake-side parcels. Lots on the water side of Grand Avenue, where the usable area depends on the lake level.
- Vacant land. Infill lots and larger hillside pieces, each needing its own feasibility homework.
- Mixed-use and small commercial property. Scattered along Grand Avenue.
Most properties have no homeowners association. Lot sizes, setbacks and street improvements change from block to block.
Lake View Homes and Lakefront Lots: Read This First
Lake Elsinore is a natural lake whose level rises and falls with rainfall and management, and the City of Lake Elsinore operates the lake itself. For any property near the shoreline:
- Ask your lender or an insurance agent whether the lot is in a mapped flood zone and what flood insurance would cost.
- Confirm where the actual property line sits in relation to the water. A survey may be worth the cost.
- Check with the county, and with the city for lake use, before assuming you can build or keep a dock, ramp or seawall.
- Know that the lake has had periodic algae blooms and closures. Look up its current status and history.
The Inspection List for Houses for Sale in Lakeland Village
- Sewer or septic. Some homes are on the Elsinore Valley Municipal Water District sewer system and some are on septic. Verify which, and have any septic system pumped and inspected.
- Permits. Additions, enclosed patios and second units are common on older homes. Compare the house with the county’s permit records.
- Manufactured home details. Confirm the foundation type and that the home’s title has been properly joined to the land, since both affect loan options.
- Wildfire and slope. The uphill side borders steep wildland. Get an insurance quote early, and ask about drainage and debris flow history on lots below canyons.
- Zoning. County zoning varies along the corridor. If you plan to keep animals, run a business or add a unit, confirm what the parcel allows with the county planning department.
- Road and access. Some side streets are narrow or privately maintained, so ask who is responsible for upkeep.
Schools are part of the Lake Elsinore Unified School District. Confirm assignments with the district.
Selling a Home in Lakeland Village
Pricing here takes care because no two properties match. A lake view, a permitted addition, sewer connection or a usable flat yard can each move value, and the nearest sale may be a very different kind of house. Aimee starts with what a buyer’s lender and inspector will ask and helps sellers answer it up front: permit history, septic or sewer records, manufactured home paperwork and flood information. Clear documentation widens the pool of buyers who can finance the purchase.

Frequently Asked Questions
Is Lakeland Village part of the City of Lake Elsinore?
No. It has Lake Elsinore mailing addresses but is an unincorporated community governed by the County of Riverside. Permits and zoning are handled by county departments.
Are homes in Lakeland Village on sewer or septic?
Both exist. Some properties connect to the Elsinore Valley Municipal Water District sewer and others use private septic systems, so confirm for each address and inspect any septic system before closing.
Can I build a dock on a lakefront lot in Lakeland Village?
Do not assume so. The lake level changes, flood rules apply near the shore, and the City of Lake Elsinore manages the lake, so check with both the county and the city before you buy for that purpose.
Is it hard to finance a manufactured home in Lakeland Village?
It can be simpler when the home is on a permanent foundation on land you will own and the paperwork is in order. Talk with a lender experienced in manufactured housing early in your search.
